Condo associations from Florida's Treasure Coast to Palm Beach County are welcome to join the newly formed Treasure Coast Condo Alliance, which aims to hire a lobbyist to challenge the "unsustainable" costs related to the Structural Integrity Reserves Study that COAs must have completed by Dec. 31. One COA said an engineer for its SIRS recommended $6,480,000 worth of building repairs to meet compliance, meaning cash-strapped residents would have to pay around $3,000 more each month to cover the cost. During this election season, North Carolina community associations face issues over political sign displays. Associations with CC&Rs recorded before Oct. 1, 2005, can only regulate political signs if explicitly mentioned, and those recorded after this date must include specific language to enforce related regulations. Associations lacking these provisions can still create rules governing sign displays, but they cannot be more restrictive than local ordinances. Read more: https://lnkd.in/e_D8p_gb

California homeowners, even in low fire risk areas, are still being dropped by their insurance companies, like Safeco, with insurers citing earthquake and fire concerns. The state is negotiating with insurers to ensure more coverage in 2025 by allowing them to use new catastrophe computer pricing models, but homeowners are anxious about immediate challenges, including having to turn to expensive last-resort insurance and losing their homes. Last year, 64.8% of new single-family homes in the US were built within community associations, marking a jump from 62.6% in 2022, according to the Census Bureau. Regionally, the Mountain Division saw the highest share of new homes constructed within associations at 81.9% while the West South Central had the second highest at 72.7%.
