    We’re bringing 4,000 more student housing beds to Madison across three landmark locations. Located near the iconic State Street in the heart of downtown, our new projects include: 📍 West Johnson & North Bassett Street: 12-stories | 235 units | 910 beds | 20,000+ SF of amenity space. Set to deliver in 2026. (photo below, courtesy of our partners Kahler Slater) 📍 West Johnson & North Broom Street: 15-stories | 474 units | 1,723 beds | 4,000 SF of retail space. Implementing our student affordable program, in which 10% of the beds will be offered at a 40% discount to market rate. Set to deliver in 2027. (photo below, courtesy of our partners Antunovich Associates). 📍 North Frances and West Johnson Street: 15-stories | 392 units | 1,330 beds. Implementing our student affordable program, in which 10% of the beds will be offered at a 40% discount to market rate. Set to deliver in 2028. Madison has always been a special place to us, and we’re committed to not only bringing new supply to this growing market but also delivering the right kind of product that adds value to the community and embraces Madison's rich history.     We’re expanding in Tampa ☀ With our partners at RD Management LLC, we’re bringing multiple new mixed-use residential projects - including up to 3,000 new purpose-built student housing beds - to Rithm, the nearly 100-acre 15-minute city located in the heart of Tampa’s Uptown District. The first phase of development, Hub II, will feature over 400 units and 1,300 student housing beds. Construction will begin in fall 2024, and the project is expected to be completed in fall 2027. The other phases (Hub III and Hub IV) will include over 700 beds and 800 beds, respectively. In addition to student housing, our phased development will include 150 conventional units and 10,000 SF of neighborhood-friendly retail. The expansion of Hub and evolution of Rithm into a student housing campus is a result of our longstanding partnership with RD Management dating back to 2017.  Once complete, Rithm will be one of the largest innovation communities in the state with capacity for over 7 million square feet of development.     Massive updates out of State College, PA. When you go big in a market, you better bring your A-game. We are thrilled to announce that we have received TCO for not one but two new developments near Penn State University. That’s right, oLiv State College and oLiv Highland are one step closer to officially welcoming residents for the 24-25 school year. With these two projects, we’re adding to the market: 1,186 beds, 293 units, two rooftop pools, study spaces, and countless other amenities that will help our residents thrive. That’s a future worth building. We could not achieve these massive milestones without the hard work and dedication of every team member and partner that has touched these two projects.     Go Blue! We’re thrilled to announce the closing of our new 640-bed student housing development near University of Michigan in partnership with TPG Angelo Gordon. Located along E. William Street, just two blocks from the University of Michigan campus, the 16-story, 202-unit building will feature studio through six-bedroom floor plans, townhomes on the ground level and upgraded VIP units on the top floor. Construction is currently underway, and the project is on track to be completed in May 2026, ahead of the 2026-27 school year. P(pride)R(raising awareness)I(involvement)S(support)M(mentoring) PRISM - our LGBTQIA+ Employee Network at Core - aims to celebrate, support and mentor those that identify as (and/or support) LGBTQIA+. Team member-led, with over 27 and counting, PRISM is on a mission to empower LGBTQIA+ employees to shine and grow together, by creating safe spaces for dialogue between the community and allies outside of the community. This Pride Month, PRISM is sharing a series of newsletters and educational resources honoring the origins of Pride; spotlighting "Pioneers of Progress", the trailblazers who have made an impact on LGBTQIA+ rights; and a map of Pride festivals happening across our 60+ communities. This Friday, June 21, PRISM will host their second-annual company-wide Lunch & Learn to encourage open and honest conversation around LGBTQIA+ identities and experiences. We appreciate PRISM's ongoing efforts to keep the spirit of Pride alive all year long!

    Hub Knoxville has officially topped out! This significant milestone marks the completion of the structural phase of what will be one of the largest student housing projects in the country. Upon completion, Hub Knoxville will feature two towering 10-story buildings and one 7-story building, bringing nearly 2,000 beds to University of Tennessee students. Plus, nearly 23,000 SF of interior amenities and a sprawling 19,000 SF rooftop terrace complete with the first rooftop pool in Knoxville, a basketball court, and incredible views. Congrats to our partners at Juneau Construction Company and the hundreds of skilled workers and trade partners on achieving this milestone. And thank you to all partners involved in bringing Hub Knoxville to life: Schenk Realty Group, Kayne Anderson Real Estate, Antunovich Associates, dwell design studio, llc and many more.     We are thrilled to announce the launch of our structured internship program, Camp Core, which kicked off on June 3rd. Camp Core is designed to immerse our interns in the Core business model through comprehensive knowledge workshops, fostering a deep appreciation for the various business units critical to our success. This summer, we welcomed 19 talented interns across 9 teams to Camp Core, with 16 of them based in our Chicago office—a 129% increase from 2023! This outstanding achievement is a testament to the incredible teamwork and dedication of everyone involved. In just under 26 months, and even 10 days ahead of schedule, our collective efforts have brought this project to life.
