The Question for Multifamily - Broken Assets or Broken Capital Stacks? Part 2-the Evidence is Mounting Trends: · CMBS Apartment Distress jumped 100 basis points in July to 8.4%, according to CRED iQ®. o Just seven months ago, that rate was 2.6%. o The multifamily segment is now operating at the third highest level of stress among all CRE segments. · Total CRE property distress rose to $94.2 billion in 2Q 2024, up $2.0 billion (net of resolutions) from 1Q 2024, according to MSCI Inc. US Distress Tracker. o New distress totaled nearly USD 11 billion, mostly from the office and apartment sectors. · It should also be noted that CRED iQ® points out that at July 31, the largest percentage of Non-Performing CMBS loans are those that have matured and not paid off. Takeaways: · The math is simple, with lower than projected NOI and debt more expensive than underwritten, payoffs can’t happen. · That said, we have seen cap rates beginning to settle and set new values. · Looking forward, the current supply and pipeline will begin to be absorbed. · Value based opportunities are slowly beginning to emerge. · While multifamily properties may be performing well given current market conditions, the debt load being carried is unsustainable in many instances. · Multifamily is and will still be a sound investment. · Again - Broken assets or broken capital stack? · There are solutions for those willing to explore them – and we see them.
