“Companies have finally gotten their legs under them, and are starting to execute deals with conviction,” said Allen L. Rogoway. “They’re now feeling comfortable with developing new workplace standards.” The amount of space leased on average at top properties in Chicago's West Loop, shrank more than 40% in 2023 and 2024 when compared with pre-pandemic deals. But smaller offices don’t necessarily mean worse environments, Rogoway said. Employers want offices that make workers eager to come back and are now more likely to seek newer buildings with top-notch amenities, especially those with generous amounts of publicly available outdoor decks and conference spaces. The second quarter of 2024 continued the trend of tepid growth within the U.S. industrial sector as occupiers look to navigate the fallout of significant investing during pandemic and softening consumer demand. From the occupier's perspective we're seeing: 🔹 Tenants have a window to negotiate, particularly for early renewals as new supply additions will increase vacancy in the near-term and cause rent growth to decelerate further, 2024 rent growth is on pace to register the slowest growth since 2012. 🔹 While overall space availabilities are growing, demand for mid-size spaces in the 75,000 to 150,000 range continues to grow, as occupiers move away from spaces 300,000 square feet and larger. The Q2 Occupier Outlook is out now. Here's what we're seeing for office tenants: 🔷 Competition for highly-amenitized space remains as occupiers look to re-invest savings on larger spaces for smaller, well-located office locales. 🔷 New supply is tapering, with the lowest amount of new office construction starts (around 20 million square feet) the lowest on record. 🔷 Cooling inflation means that the "soft landing" scenario is in play, bringing with it the prospect of lower interest rates that could ease distress for some owners and lenders.
