Monday and Tuesday, I attended the Illinois Housing Council Affordable Housing Conference at Navy Pier which was very well attended. Enjoy the pictures and my top 3 takeaways are: 1) OVERALL: I'm adding to my reading list, "Homelessness is a Housing Problem." co-author Gregg Colburn outlined data-driven facts about how the lack of housing is the true root cause of homelessness. 2) DEBT: Lenders/Borrowers have been able to eke out a bit of additional equity to fund over runs with the AMI increases and the inverted yield curve has afforded the ability to tap into slightly over-subscribed escrows from bond escrows (on Bond deals); some lenders are fixing construction loans either directly or through rate caps. 3) GREEN: Residential renovations are tough to be candidates for Phius in that the envelope is usually already in-place and that is a large component of where passive house benefit comes from but there are other sustainable measures to attain green certifications. Added pluses: visiting time with policy guru Adriann M. and I was thrilled to see client Chicago Community Loan Fund was a conference sponsor with lots of activity at the booth. The event was so well organized I'm already looking forward to next year!
