    Recently, our Rentalscape expert and data maestro, Tony Moriarty, took the stage alongside industry thought leaders to discuss the pivotal role of AI in data innovation. The panel emphasized how AI can speed up or automate every day processes, see into datasets and allow joining them in new ways, and predict the unknown with sometimes stunning accuracy. But the first step is to collect, collect, collect. Without a huge dataset, you can't even get started. The beauty of this approach? It can only foster a culture of continuous improvement. We are so proud of Tony for teaching others about how stepping out of your comfort zone, collecting as much data as you can, and experimenting with new AI models, can propel success in today’s fast-paced market.     It feels like banning an STR for bad behavior (parties, noise, etc) would work. But it often doesn’t and they come back and rent again. Want to know how to stop it? Our CEO, Nick Del Pego, laid it out very clearly this way: “So you banned a property from being a Short Term Rental due to bad behavior. Great. Except for the fact that they often come back and rent right under your nose. Here’s why: Well done, you had a property that was causing problems. Neighbors were complaining about noise and parties, and it was getting nasty. Kudos to you on taking action and banning them to clean up the community and keep neighbors happy. But, are you sure they’re not renting? Of course they don’t show on AirBnb, or maybe even VRBO (at least not as a “short-term” rental). But did you know there are more than 10,000 other sites where they can list their rental? They even often host their own. Are you checking all of those every day? Many banned rentals have found the answer is to list on the “unchecked” sites. They know you can’t manually check them all, and they learn which ones you don’t look at. Bam - now they’re renting, parties keep happening, and the neighbors think you’re not doing anything. So let’s get them stopped for good. The solution is to use an automated STR compliance tracking system, but be careful - most of them only track a handful of sites. Look for a system that has more than 10,000 truly different sites (think Google or Bing and how they index the web) so you can be sure you capture everything. Soon enough those banned properties will stay banned. And your community members will love you.” #STRcompliance #bannedhomes

    Our CEO, Nick Del Pego, shared why communities are hurt by batch TOT remits from Airbnb. It sounds odd, but his points make it clear - don’t accept the lump payments. Here’s why: 👇 In Nick’s own words: “It seems like getting TOT remits from hosting platforms like Airbnb would be a good thing. But actually it’s really harmful for communities for one really big reason: It feels easy, right? You get a lump sum payment from Airbnb. Great! We don’t have to go collect it all ourselves! This is awesome, right?! Nope. This lump sum actually leads to 𝗹𝗲𝘀𝘀 𝗧𝗢𝗧 𝗰𝗼𝗹𝗹𝗲𝗰𝘁𝗲𝗱 𝗳𝗼𝗿 𝘆𝗼𝘂𝗿 𝗰𝗼𝗺𝗺𝘂𝗻𝗶𝘁𝘆, for 3 reasons: ❌ First, the lump sum is sent with no breakdown, so you can’t see which properties paid, and which didn’t. Or even which paid less than what they should pay. 😬 ❌ And second, hosts often mark their properties as exempt (whether they actually are or not!). ❌ Most importantly, MOST of the revenue actually bypasses the platforms and goes straight from the renter to the host. When this happens, then no TOT is collected and thus it won’t be included in the lump sum. And of course you’ll never know, because you’ve given away the rights to see the details. So, stop accepting TOT remits through Airbnb, or other sites. Start using a system that tracks them automatically and makes sure you have the right amount of money your community needs and deserves.” #shorttermrentals #compliancetracking

    A team with over 150 patents to their name and run by an ex US special ops leader. A name inspired by Rick Deckard from Blade Runner - a subtle nod to the world in which they operate where their software ‘bots’ behave human-like. These were some quirky signs that this company was the real deal. DECKARD Technologies was unknown to most in the local venture ecosystem but had a reputation in the data science community. At first this struck us as a US company with no ties to Australia. Looking under the surface we were lucky to find the most brilliant group of technologists with a team in Australia, San Diego and Colombia solving some of the world’s most difficult data challenges from an unassuming office in Pyrmont. Last year we announced our first investment and partnership with Deckard Technologies. We've been proud to support them as they continue to build and scale their data platform and support governments with unique data-driven software products.
