    Since joining the Density team, I've had the opportunity to work on a range of content—from illuminating industry trends using Density's powerful data to hosting webinars featuring some of the top minds in the space. We've also highlighted real-world examples of how our sensor insights are transforming everything from Fortune 500 offices to bustling hotels, airport lounges, and college campuses. With so much great content to share, I've been thrilled to work on updating our Resources section to better showcase it all.     In May, CBRE officially moved its Global Headquarters (GHQ) into 67,000 square feet into the Trammell Crow Company-developed Park District, located in Dallas Uptown overlooking the Klyde Warren Park. Led by my exceptional team #CorporateRealEstate team and our terrific internal and industry partners, we moved 200 employees into an amenity-rich, clean-desk, and beautifully-appointed workspace that is intentionally designed to serve at the global crossroads of headquarters people, the business segments and functions we organize around, and the clients and visitors we serve. The opening of GHQ culminates a five-year journey; from first defining "What is HQ for CBRE?" with our global workplace strategy leader; to working with internal CBRE partners (Advisory, Project Management, Incentives, Location Analytics, Labor Analytics, Occupancy Planning) other CBRE Functions (D&T, Security, Sustainability) and alongside incredible industry partners to accomplish the nearly-impossible task of building & designing a global headquarters for the world's largest global real estate services company. With our headquarters relocation from California in 2020, CBRE has strategically deployed capital and resources to grow in Dallas; creating an inviting, productive, and vibrant GHQ workspace for the resident employees lucky to call this office "home." By adopting lessons learned from over 10 years of #Workplace360, we incorporated timeless tones and touches, biophilia, neurodiversity, dynamic workplace technology investments, over 15 space types to "work", and a industry-leading Boardroom Suite with six cameras and a V-shaped boardroom table that maximizes both in-person and remote meeting experiences. Our GHQ Experience Team has led the way with applying concierge touches, investment in local coffee roasters and featuring the first commercial outpost of beloved Dallas artisanal grocer, Eatzi's Market and Bakery's. The vibe is derived from the "Sanctuary" design concept and the energy is drawn from "earning the commute" of those drawn to- and elect to work at an HQ workplace showcase that also happens to be highly productive.     Moving Density to in-person Today, we announced we’re transitioning Density to an in-person company. I expect some in the workplace community will disagree with our approach. However, having a position on in-person and remote work is relevant not only to what Density does but also to our customers and the community at large. Below is the note we shared with our team. – Team, Today, we're making a significant change to the way we work: we are consolidating our team and transitioning Density to an in-person company. We will be co-locating key roles and functions in our offices in San Francisco, NYC, Paris, and Syracuse. As part of this change, 36 Denizens will receive an offer to relocate to San Francisco. 18 team members will be allowed to continue working remotely, and 15 roles are being eliminated. We will also open a number of backfills in San Francisco, CA. Why in-person? There are two reasons we’re moving to in-person. First and foremost, this is what we do. Density builds products that measure the physical use of buildings for in-person companies. To best serve our customers, we need to live the same reality, not only imagine it. We do that by being in-office and using our own products day in and day out. If we love to use the products we build, our customers will love them, too. Second, in-person is part of how we win. All of our competitors run remote teams. By contrast, in-person teams build higher trust, have lower coordination costs, and design better products. The best evidence of this is the sense of acceleration you have immediately after a team offsite. This becomes our baseline. Transitions It’s not lost on me that requiring someone to move to the Bay Area is a big ask. Even though we’re offering relocation support and compensation adjustment, moving may not be possible or desirable for everyone. There will be a number of talented, hardworking team members who leave as a part of this transition. For them and their families, we are providing severance, COBRA coverage, and in some cases additional time to transition their work (should they be willing). We will also release a version of this message publicly to encourage other companies to recruit affected Denizens. To those staying, this transition may be hard but it will make us more resilient, more focused, and extremely hard to beat. Andrew

    Dedicated desks used to be a given in workplaces. Not anymore. Teams will claim they need desks for everyone, only to leave them open most of the time. Density’s study of tech workplaces found that while open-plan areas take up 39% of floorplans, only 19% of this space is utilized – even at peak hours.     The new world of work is being forged every day on a few key battlegrounds. Density's data shows them playing out in a range of ways, including: 📉 Unused desks - while open-plan desk areas take up 39% of tech workplaces, only 19% of this space is utilized at peak. 📈 Meeting rooms doing double duty - a third of the time meeting rooms are occupied, they being used as private offices or phone booths. 📉 Low RTO compliance - Going from an “employee decides” policy to a 3 day in-office policy only increases utilization by 17% in tech workplaces.
