Edgewater Ventures welcomes Tosh Bance as an Acquisitions Associate for ABODE Communities. Bance holds an MBA in Real Estate Development and Finance from the UNC Kenan-Flagler Business School. Before joining Edgewater, Bance worked for Trammell Crow Company, where he contributed to a 20-story mixed-use high-rise in Raleigh and helped manage the acquisition process for over 700 MF units and 3mm SF of industrial space. Following two recent leases, another building in the Wilmington Trade Center, a growing industrial park along U.S. 421, is at full occupancy. Trane U.S. Inc., a division of Trane Technologies, signed a new lease for 33,710 square feet in the industrial park’s Building 2, while Global Laser Enrichment (GLE) expanded its existing lease by 11,235 square feet, bringing its total occupancy to 67,250 square feet. Wilmington Trade Center developer Edgewater Ventures announced the recent leases in a news release on Tuesday. “We’re excited to keep our momentum going at Wilmington Trade Center with a great company like Trane and the expansion of GLE,” Chris Norvell, industrial partner with Edgewater Ventures, stated in the release. “With Building 3 delivering in March, we plan to keep things rolling along and will plan to break ground on Building 4 as soon as we’ve reached approximately 50% occupancy at Building 3.”

Edgewater Ventures is pleased to announce the addition of Joseph Surles, to the Edgewater Industrial team as their Senior Property Accountant. A 2016 graduate of UNC-Chapel Hill, Joey began his Property Accounting career at Highwoods and honed his skills with Longfellow Real Estate Partners before joining Edgewater. With seven years of property accounting experience, he is well-versed in managing and optimizing financial operations. Welcome to the team Joey!

Edgewater Ventures is pleased to announce the addition of Robert Elder as the newest Investment Associate for Edgewater Innovation. With a wealth of experience spanning four years in investment banking at Stephens Inc. and KippsDeSanto & Co., Robert brings a robust foundation in M&A, capital-raising, and financial analysis. He earned a Bachelor of Science in Commerce from the University of Virginia and an MBA from UNC Kenan-Flagler Business School with a concentration in Real Estate. Robert worked in our internship program a couple of years ago, and we are excited to officially have him back! Welcome to the team Robert!

Excited to close this one! A joint venture between Edgewater Ventures and Northridge Capital acquired Landmark at North Hills, a two-building complex at 4601 Six Forks Road, for $21.3 million, according to Wake County deed records. The property’s assessed value is about$33.8 million.

That's a wrap! Edgewater Ventures welcomes two facilities to its portfolio, one serving as a home for Pepsi Bottling Ventures' (PBV) distribution operations, and the other as an adaptable spec warehouse at Palmetto Coast Industrial Park in North Myrtle Beach. In addition to the 165,000-SF tilt-wall facilities and office spaces, the project team also constructed a fire pumphouse to service the entire park, along with two pads for future expansion to set the stage for long-term growth and adaptability on the campus. April showers may bring May flowers, but it also brings one of the newest members of 100 Women at UNC Kenan-Flagler, Erin Pandullo (MBA '20)! Erin Moretti Pandullo is the Director of Development at Edgewater Ventures, overseeing project execution of Build-For-Rent and Multifamily development in the Southeast. She was previously a Senior Associate on the Development Team at Grubb Properties, overseeing multifamily projects and rezonings in Washington, DC. Prior to Grubb, she was a Development Manager for D3 Development, Inc., a historic adaptive reuse developer. She received her MBA with a concentration in Real Estate Development and Corporate Finance from Kenan-Flagler in 2020. Prior to her MBA, Erin spent 5 years in the mortgage finance industry at Compass Analytics, LLC (now Black Knight) and Fannie Mae. Erin received her undergraduate degree in Economics with a minor in Statistics from The George Washington University in Washington, DC.
