Braden Turnbull, Austin Ridge, and I are pleased to announce the successful closing of a $55,900,000 purchase money loan. The subject property is a well-located retail center in Monrovia, CA. Now that the loan has closed, our borrower, who is among the best in repositioning retail centers, will immediately commence significant upgrades, with a number of new tenant leases signed. We were able to fund the loan using proceeds from one of our correspondent insurance company lenders where Gantry will be the loan servicer. This particular lender has a phenomenal reputation for closing deals once their term sheet is signed, which is critical when funding an acquisition. Our team at Gantry has an extensive track record in retail center capitalizations. Everything from strip, power, neighborhood centers, Hyde Street retail to regional malls. I’m thrilled to share that Rulin Dai and I have successfully closed $5,800,000 in permanent financing for a multi-tenant retail center in Colorado Springs! This impressive property spans approximately 80,000 SF and features a mix of national and local tenants in a well-established location with limited new retail development. Our team at Gantry secured a financing structure that included a 10-year CMBS loan with an attractive spread, full term interest only, capped legal costs, and the removal of ongoing TI/LC reserve requirements.
