I'm a little tardy in posting, but Michael S. Taylor, Brian Bonipart, and I refinanced this Flex Industrial asset for our client. We had financed this asset once before and the loan was coming due with one of our correspondent Life Insurance Company lenders. We monitored this loan for most of 2024 knowing the maturity was approaching at the end of the year. Once Treasury rates dropped at the end of Summer, it was time to heavily market the request to ~30 Life Insurance Co relationships including the existing lender. Ultimately, the existing lender wasn't a fit the 2nd time around as they were only interested in offering a 10-year fixed option and the borrower preferred a shorter-term option. After we presented 10+ fully vetted quotes, the Sponsor picked a shorter-term option with a spread of 155bp over the corresponding Treasury rate. The final interest rate ended up being slightly higher than 5.25%. Gantry will service the loan. We are grateful for repeat clients and our many correspondent lending relationships.
