We are excited to provide an update on the construction progress of the 32-story office-to-residential conversion and expansion at 25 Water Street in the Financial District. Designed by CetraRuddy Architecture and developed by GFP Real Estate, Metro Loft Management, and Rockwood Capital, this project, managed by Pavarini McGovern, will convert the building into 1,300 apartments, making it the largest conversion of its kind in the U.S. The 1.1 million-square-foot property is undergoing a complete gut renovation, which includes a 10-story overbuild, new expansive windows, and a sleek white façade. The façade features RD Coating, a UV-stable air and vapor barrier, which is currently taking shape. Stay tuned for more updates as we approach completion next year! Exciting progress update from our project site at Hospital for Special Surgery (HSS). The curtain wall installation is well underway at The Anna-Maria and Stephen Kellen Tower, a significant 12-story waterfront expansion project at the HSS main campus located on Manhattan's Upper East Side. This new addition, designed by EwingCole, is set to span 100,000 square feet over FDR Drive, seamlessly connecting to the main hospital wing via a sky bridge. We're excited to share the latest progress updates from our project team at the new Kellen Tower on the main campus of Hospital for Special Surgery (HSS)! 🏗️ Rapid Progress: The pace of progress is nothing short of remarkable! Our dedicated team is achieving milestones with astonishing speed, averaging 2 floors completed every 2 weeks. This rapid progress is a testament to the unwavering dedication and expertise of our team members as well as the extensive preplanning that occurred during preconstruction. 🏗️ Pedestrian Access: The existing pedestrian ramp bridge on 71st Street, which spans 200 feet across the FDR Drive, and connects the Upper East Side with the East River Esplanade, has been operational throughout construction of the new Kellen Tower, protected from adjacent operations. The temporary ramp runs from the bridge's east side to the south, over 200 feet providing access to the esplanade, while the replacement of the permanent ramp is ongoing with building construction. Minimizing our impact on the local community is paramount, and we are committed to prioritizing safety and accessibility throughout construction.   Up next on our milestone checklist will be topping out steel later this month and removal of the tower crane allowing installation of the curtainwall building enclosure, followed by the Connection Bridge from the 3rd floor of the Kellen Tower to the existing main campus to the south, across 71st street. Once completed, the connection bridge between the main campus and the Kellen Tower will not only physically connect spaces but will also symbolize the unity and seamless integration of healthcare services.    The transformation unfolding at the Kellen Tower is breathtaking, and we're honored to be part of this monumental endeavor.
