🏙️ Then & Now: Purdue’s Role in the Transformation of West Lafayette’s Housing Market The West Lafayette housing market has come a long way over the years, and Purdue University has been the driving force behind its expansion. Let’s take a look at how the city and student housing market have evolved: 🔹 Then: - Small-town feel: West Lafayette was a quieter, smaller town with far fewer housing options for students and limited off-campus developments. Student housing was largely traditional dormitories and basic apartment buildings, offering simple living with limited amenities, focused primarily on affordability. - The area around campus was less commercialized, with fewer dining, shopping, or social venues catering to students. 🔹 Now: - Urban growth: West Lafayette has transformed into a bustling community, heavily influenced by Purdue’s expansion, with modern high-rise apartments and luxury student housing featuring amenities like fitness centers, study lounges, and social spaces. - The student population boom—now exceeding 50,000—has fueled demand for more sophisticated housing solutions, including smart technology and eco-friendly features. - The city has become a hub of activity with new businesses, restaurants, and retail developments, creating a vibrant living environment for students and residents alike. Purdue’s continued growth has transformed West Lafayette into a dynamic, fast-paced environment that balances academic excellence with an upgraded lifestyle experience for students. The real estate market has adapted to these changes, offering a range of housing options that cater to evolving needs and preferences. #WestLafayette #PurdueUniversity #StudentHousing #GranitePM #RealEstateGrowth #PropertyManagement #UrbanDevelopment

📈 Rising Operational Costs: 3 Strategies Property Management Companies are Using to Combat Them As we move through 2024, property management companies are facing increased operational costs. From rising insurance premiums and property taxes to higher costs for materials and labor, companies are under pressure to maintain profitability while delivering high-quality service. Here are three strategies companies are using to tackle these challenges: 1. Embracing Technology & Automation Property managers are adopting advanced technology, such as AI and property management software, to streamline operations. This not only reduces manual labor but can also improve accuracy and efficiency, allowing companies to manage more properties with fewer resources. 2. Expanding Services Many companies are diversifying their revenue streams by offering additional services such as cleaning, landscaping, and maintenance. This provides value to tenants while generating new income sources to offset rising costs. 3. Optimizing Vendor Partnerships Building stronger relationships with key vendors and negotiating long-term contracts can help secure better pricing for essential services like maintenance, repairs, and supplies. Many property managers are leveraging bulk purchasing and preferred vendor agreements to reduce costs without compromising service quality. At Granite, we’re actively using these strategies to remain efficient while continuing to meet the needs of both our property owners and residents. #PropertyManagement #GranitePM #RisingCosts #Efficiency #VendorPartnerships #AIinRealEstate
