When it comes to US public #pensions backing #CRE vehicles, it’s sentiment first, metrics to follow. That’s what Ferguson Partners Scott McIntosh exclusively told Green Street’s Real Estate Alert about the firm’s quarterly update on #equity pledges for #funds and #separateaccounts. The upshot: some $7.1B was pledged in Q3, down 13% from a little over $8B in the prior-year period. Overall, pledges for the first nine months of 2024 total about $24B, down 9% YoY. The Fed's recent rate cut — and expectations of more coming — has most pros seeing a pickup in 2025, even if the rest of this year won't benefit. “There’s a different sentiment from two quarters ago,” McIntosh said, “as I think organizations in this space — both on the GP side and the LP side — have more optimism.” For access to all of REA’s scoops on #investmentsales and #fundraising, click here https://lnkd.in/eFVHDun3

Conversations throughout the week focused on operating fundamentals and valuation across the #apartment and #office sectors. This concluded with a Chicago Market Insights Report: "We've Been Walking Around Chi-Town" available to Green Street clients. #REIT bonds boomed in #Q3 to a three-year high – and the heady days might be here to stay a minute. Issuers printed nearly $15B of #bonds last quarter, pushing the annual tally over $39B, according to exclusive reporting from Green Street’s Commercial Mortgage Alert. That’s more than the nearly $36B issued for all of last year (not to mention blowing away 2022's $26B). And it's the third-highest January-to-September volume on record. CMA spoke with Nareit’s John Worth, Mizuho’s Thierry Perrein , Moody's Ratings' Lori Marks, S&P Global’s Ana Lai and Fitch Ratings' Chris Wimmer, CFA to see how long the party might last, given there’s more than $66B of bonds set to mature over the next two years. “We’re starting to see signs of life in the transaction market, and we expect to see a lot more of it in the fourth quarter and the first couple of quarters of 2025,” Worth said.
