Debt is the most important facet of real estate. Period. Properties are worth how much non-recourse debt you can put on them. How much can you borrow & at what rate? Then back into what your purchase price can be. You’re seeing real estate values have gone down significantly over the past two years, as interest rates have risen. “We found that it was certainly a less desirable location for investment capital to go, which we saw as an opportunity because we thought that was wrong,” Jones said. “We thought that this is a place we actually want to be investing in. We thought we could still get good value on our real estate. It wasn’t inflated like other areas of the country that a lot of people have been chasing [such as] Nashville and South Florida. A New York City-based real estate investment and development firm is expanding its Memphis footprint, as it believes the city is the “next great investment opportunity.” GRJ LLC has acquired over 1,200 apartment units in the Memphis area since December 2020. Gregory Jones, the firm’s co-founder and co-managing member, said that GRJ's principals believe Memphis has strong potential for real estate investors. Jones said that Tennessee has always been of interest to investors, but that with Nashville filling up, Memphis has quietly built a strong economy attractive to investors still looking to plant money in Tennessee.
