Halpern Real Estate Ventures has unveiled another sustainability feature at a new luxury apartment building in Jersey City, activating a rooftop solar array at the 337-unit property. The developer, which recently welcomed residents to 49 Fisk St., announced the milestone this week in tandem with SolarKal and Evergreen Energy. They noted that the 154-kilowatt solar system consists of more than 300 panels and offsets 30 percent of energy consumption at what’s known as Birch House, primarily powering its communal spaces. https://lnkd.in/g_dt6SPq

In the second quarter of 2024, the share of American renters grew 1.9% year over year to a record 45.2 million, according to a Redfin report. The growth is three times faster than the share of homeowner households, which grew 0.6% to a record 86.3 million. https://lnkd.in/gx_fAU6n

Fifty percent of first-half 2024 development sales in Manhattan involved office-to-residential conversion projects, according to a new study, as the office vacancy rate still appears to be near record highs. Development sales in Manhattan in the first six months of this year more than doubled to $1.12 billion from a year earlier, with office buildings sold for office-to residential conversions accounting for 50% of that sales volume, according to the study by Ariel Property Advisors. https://lnkd.in/g3bHKrEA

Denver’s multifamily fundamentals were firm at the beginning of the second quarter. After starting the year in negative territory, advertised rents rose 0.4 percent on a trailing three-month basis through April, to $1,925. On an annual basis, advertised rates recorded even stronger growth, up 1.0 percent. Despite a slight decline, the metro’s average occupancy rate in stabilized assets stood at 94.7 percent, ahead of the national figure. https://lnkd.in/eDCYFNwk
