  • 🌟 𝗪𝗵𝗼 𝘆𝗼𝘂 𝘀𝘂𝗿𝗿𝗼𝘂𝗻𝗱 𝘆𝗼𝘂𝗿𝘀𝗲𝗹𝗳 𝘄𝗶𝘁𝗵 𝗺𝗮𝘁𝘁𝗲𝗿𝘀! 🌟 If there’s one thing I’ve learned in real estate and life, it’s that the people you spend time with can really shape your success. When you’re around people who are always striving for more, pushing boundaries, and aiming higher, it naturally rubs off on you. Whether you’re building wealth through multifamily properties, diving into hotel investments, or just looking to grow, having the right circle makes all the difference. Surround yourself with people who challenge you to think bigger and watch your mindset (and your goals) shift. 🔑 Take a moment to reflect on your network—are the people around you pushing you to grow, or are they holding you back? It might be time to seek out those who will push you to reach new heights! 💬 𝗛𝗼𝘄 𝗵𝗮𝘀 𝘆𝗼𝘂𝗿 𝗰𝗶𝗿𝗰𝗹𝗲 𝗶𝗻𝗳𝗹𝘂𝗲𝗻𝗰𝗲𝗱 𝘆𝗼𝘂𝗿 𝗷𝗼𝘂𝗿𝗻𝗲𝘆? 𝗟𝗲𝘁 𝗺𝗲 𝗸𝗻𝗼𝘄 𝗶𝗻 𝘁𝗵𝗲 𝗰𝗼𝗺𝗺𝗲𝗻𝘁𝘀! 👇 #SuccessMindset #RealEstateInvesting #GrowthMindset #LevelUp #SurroundYourselfWithGreatness #WealthBuilding

  • ⏳ 𝗥𝗲𝗮𝗹 𝗘𝘀𝘁𝗮𝘁𝗲 𝗜𝗻𝘃𝗲𝘀𝘁𝗶𝗻𝗴 𝗳𝗼𝗿 𝗕𝘂𝘀𝘆 𝗜𝗧 𝗣𝗿𝗼𝗳𝗲𝘀𝘀𝗶𝗼𝗻𝗮𝗹𝘀: 𝗬𝗲𝘀, 𝗬𝗼𝘂 𝗖𝗮𝗻 𝗗𝗼 𝗜𝘁! 🏢💻 If you're working in IT, I know how packed your schedule can get—between deadlines, coding, and problem-solving, who has time to think about real estate, right? But here’s the thing—you can totally invest in real estate without adding a ton of extra work to your life! Here are some simple ways you can dive into real estate investing, even if you’re super busy: 1️⃣ Passive Investing (AKA Syndications): You invest your money into bigger projects like multifamily apartments or hotels, and the pros handle all the work. You just sit back and collect returns. 🤑 Super hands-off! 2️⃣ Turnkey Properties: These are properties that are already fixed up and generating rental income. No rehabbing needed, and with property management in place, you don’t have to worry about the day-to-day stuff. 🙌 3️⃣ Hire a Property Manager: Want to own rentals but don’t want to deal with tenants, repairs, or collecting rent? Property managers can take care of all that for you so you can focus on your career while still making money in real estate. 4️⃣ Automated Short-Term Rentals: With platforms like Airbnb, you can automate most of the process—pricing, guest communication, cleaning schedules, etc. IT pros are great at using tech, so this is a perfect way to maximize income without a lot of effort. 🤖 5️⃣ Start Small: You don’t have to go big right away. Start with something manageable, like a duplex or triplex. It’s a great way to ease into real estate while still working your IT job. 💡 Bottom line: You don’t need to quit your day job to succeed in real estate. With the right strategy, you can create passive income and build wealth without sacrificing your career. 𝗧𝗵𝗶𝗻𝗸𝗶𝗻𝗴 𝗮𝗯𝗼𝘂𝘁 𝗴𝗲𝘁𝘁𝗶𝗻𝗴 𝘀𝘁𝗮𝗿𝘁𝗲𝗱? You buy a property, rent out part of it (could be rooms, units, or even just a basement), and let your tenants' rent cover the mortgage. Your tenants are paying down your mortgage while you build equity and potentially even make a profit! This is how you can live for free or at a reduced cost while your property value grows. 💸 Real estate doesn’t have to be complicated, and you don’t need to be a millionaire to start. House hacking is a great way for beginners to dive into real estate while minimizing risks. 💬 𝗘𝘃𝗲𝗿 𝘁𝗵𝗼𝘂𝗴𝗵𝘁 𝗮𝗯𝗼𝘂𝘁 𝗵𝗼𝘂𝘀𝗲 𝗵𝗮𝗰𝗸𝗶𝗻𝗴? • 💡 𝗛𝗼𝘄 𝗬𝗼𝘂𝗿 𝗗𝗮𝘁𝗮 𝗦𝗸𝗶𝗹𝗹𝘀 𝗖𝗮𝗻 𝗕𝗼𝗼𝘀𝘁 𝗥𝗲𝗮𝗹 𝗘𝘀𝘁𝗮𝘁𝗲 𝗜𝗻𝘃𝗲𝘀𝘁𝗶𝗻𝗴 💡 . . . If you work in IT, you already know how important data is in making smart decisions. But did you know those same skills can help you crush it in real estate investing too? 📊 . . Here’s how data comes into play: 1️⃣ 𝗠𝗮𝗿𝗸𝗲𝘁 𝗥𝗲𝘀𝗲𝗮𝗿𝗰𝗵: Just like analyzing trends in tech, real estate investors look at data to figure out which areas are growing and where to invest for the best returns. 2️⃣ 𝗣𝗿𝗼𝗽𝗲𝗿𝘁𝘆 𝗩𝗮𝗹𝘂𝗮𝘁𝗶𝗼𝗻: Numbers don’t lie! Analyzing a property’s performance (occupancy rates, rent trends, expenses) helps decide if it’s a solid investment or something to pass on. 3️⃣ 𝗖𝗮𝘀𝗵 𝗙𝗹𝗼𝘄 𝗣𝗿𝗼𝗷𝗲𝗰𝘁𝗶𝗼𝗻𝘀: Want to predict future income from rents or hotel rooms? It’s just like forecasting a project’s budget—using historical data to estimate cash flow and expenses. 4️⃣ 𝗥𝗶𝘀𝗸 𝗠𝗮𝗻𝗮𝗴𝗲𝗺𝗲𝗻𝘁: In tech, we look at potential risks before moving forward. In real estate, it’s the same game—data helps us avoid bad deals and spot great opportunities. . . If you're an IT pro with data skills, you’re already ahead of the curve when it comes to real estate investing. All it takes is using the same principles in a new way! . . 𝗧𝗵𝗶𝗻𝗸𝗶𝗻𝗴 𝗮𝗯𝗼𝘂𝘁 𝗴𝗲𝘁𝘁𝗶𝗻𝗴 𝘀𝘁𝗮𝗿𝘁𝗲𝗱? 𝗗𝗿𝗼𝗽 𝗮 𝗰𝗼𝗺𝗺𝗲𝗻𝘁 𝗼𝗿 𝗗𝗠, 𝗮𝗻𝗱 𝗹𝗲𝘁’𝘀 𝗰𝗵𝗮𝘁 𝗮𝗯𝗼𝘂𝘁 𝗵𝗼𝘄 𝘆𝗼𝘂 𝗰𝗮𝗻 𝘂𝘀𝗲 𝘆𝗼𝘂𝗿 𝗱𝗮𝘁𝗮 𝗲𝘅𝗽𝗲𝗿𝘁𝗶𝘀𝗲 𝘁𝗼 𝗶𝗻𝘃𝗲𝘀𝘁 𝘀𝗺𝗮𝗿𝘁𝗹𝘆 𝗶𝗻 𝗿𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲. 📈 . . #TechToRealEstate #RealEstateInvesting #DataSkills #WealthBuilding #MultifamilyInvesting #HotelInvesting #ITProfessionals

  • 𝗖𝗼𝗱𝗲 𝘆𝗼𝘂𝗿 𝗳𝘂𝘁𝘂𝗿𝗲 𝗶𝗻 𝗯𝗿𝗶𝗰𝗸𝘀 𝗮𝗻𝗱 𝗺𝗼𝗿𝘁𝗮𝗿: 𝗧𝗵𝗲 𝘂𝗹𝘁𝗶𝗺𝗮𝘁𝗲 𝗰𝗮𝗿𝗲𝗲𝗿 𝘀𝘄𝗶𝘁𝗰𝗵 𝗱𝗲𝗰𝗼𝗱𝗲𝗱. 💼🏠 . . . Here’s a great example of someone who made the leap from IT to real estate investing—and it all started with leveraging a 401(k) matched by their employer. 🙌 . . 𝗧𝗮𝗸𝗲 𝗝𝗼𝗵𝗻’𝘀 𝘀𝘁𝗼𝗿𝘆: He spent years in IT, learned as much as he could about real estate investing, and used his 401(k) to buy his first property. Fast forward a few years, and now he’s closing on his first multifamily deal. 🎉 . . What’s important to note here is that his 401(k) match played a big role in getting started. If you’re lucky enough to have an employer offering a matching contribution, that’s free money that can grow your investments. It’s a powerful tool many people in the tech world don’t fully take advantage of. . . 🔑 The skills you build in IT—analyzing data, strategic problem-solving, and critical thinking—are invaluable in real estate. I’ve found that leveraging those same skills in multifamily and hotel investments has opened doors to new opportunities and financial freedom. 🏨 💼 If you’re in IT and curious about how to start investing while still working, John’s story proves it’s possible. Start small, use your resources like a 401(k) match, and take those first steps toward financial independence. . . 👊 𝗥𝗲𝗮𝗱𝘆 𝘁𝗼 𝘀𝘁𝗮𝗿𝘁 𝘆𝗼𝘂𝗿 𝗷𝗼𝘂𝗿𝗻𝗲𝘆? • 𝗡𝗼𝘁 𝗮𝗹𝗹 𝗺𝗼𝗻𝗲𝘆 𝗶𝘀 𝗴𝗼𝗼𝗱 𝗺𝗼𝗻𝗲𝘆. 💡 One of the biggest lessons I’ve learned in real estate is that choosing the right investors is just as important as getting the deal done. It’s tempting to take the first offer that comes your way, but if your goals don’t align, it can cause issues later on. Here’s why picking the right investors matters: 1️⃣ Shared Vision When you and your investors are on the same page about things like timelines, risk, and goals, it makes the entire process smoother. It’s about being aligned from day one. 2️⃣ Long-Term Partnerships > Quick Wins I’m all about building long-term relationships. Working with investors who see the bigger picture means we can do multiple deals together, not just one and done. 3️⃣ Level of Involvement Some investors want to be hands-off, while others prefer to be more involved. Knowing what works for you is key, so make sure everyone’s clear on how things will play out. 4️⃣ Risk Tolerance If you and your investor don’t see eye-to-eye on risk, things can get stressful fast. Finding people who have the same risk mindset makes everything run smoother. At the end of the day, it’s about finding people who believe in your vision and are in it for the long haul. It’s always better to wait for the right investor than rush into something that’s not a good fit. 𝗛𝗮𝘃𝗲 𝘆𝗼𝘂 𝗲𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲𝗱 𝘁𝗵𝗶𝘀 𝗶𝗻 𝘆𝗼𝘂𝗿 𝗶𝗻𝘃𝗲𝘀𝘁𝗶𝗻𝗴 𝗷𝗼𝘂𝗿𝗻𝗲𝘆? • 𝗥𝗲𝗮𝗹 𝗲𝘀𝘁𝗮𝘁𝗲 𝗶𝘀𝗻’𝘁 𝗷𝘂𝘀𝘁 𝗮 𝗷𝗼𝗯—i𝘁’𝘀 𝗮 𝗹𝗶𝗳𝗲𝘀𝘁𝘆𝗹𝗲. 🏘️💼 If you’re in the game just to punch in and out like it’s a 9-5, you’re missing the point. Investing is all about mindset. You’re constantly on the lookout for that next opportunity, always learning, adapting, and finding new ways to improve. Whether it’s a multifamily deal, a hotel investment, or anything in between, you need to think like an investor 24/7. That’s the shift that leads to real success. 🔑 𝗪𝗵𝗮𝘁 𝗮𝗿𝗲 𝘆𝗼𝘂 𝗱𝗼𝗶𝗻𝗴 𝘁𝗼𝗱𝗮𝘆 𝘁𝗼 𝘀𝗵𝗮𝗿𝗽𝗲𝗻 𝘆𝗼𝘂𝗿 𝘀𝗸𝗶𝗹𝗹𝘀 𝗮𝗻𝗱 𝗵𝘂𝗻𝘁 𝗳𝗼𝗿 𝘆𝗼𝘂𝗿 𝗻𝗲𝘅𝘁 𝗯𝗶𝗴 𝗱𝗲𝗮𝗹? • 𝗗𝗼𝗻'𝘁 𝗹𝗲𝘁 𝗱𝗼𝘂𝗯𝘁 𝗵𝗼𝗹𝗱 𝘆𝗼𝘂 𝗯𝗮𝗰𝗸 – 𝗰𝗼𝗻𝗾𝘂𝗲𝗿 𝘁𝗵𝗲 𝗰𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲 𝗼𝗳 𝘀𝗲𝗰𝘂𝗿𝗶𝗻𝗴 𝗰𝗮𝗽𝗶𝘁𝗮𝗹 𝗳𝗼𝗿 𝘆𝗼𝘂𝗿 𝗵𝗼𝘁𝗲𝗹 𝗼𝗿 𝗺𝘂𝗹𝘁𝗶𝗳𝗮𝗺𝗶𝗹𝘆 𝗱𝗿𝗲𝗮𝗺! 🚀💼 When I was getting started, the thought of raising a big chunk of capital felt huge. But here’s the thing: it’s all about building trust, offering real value, and having a solid game plan. Here’s how I raised capital for my first deal: 1️⃣ 𝗕𝘂𝗶𝗹𝗱 𝗥𝗲𝗹𝗮𝘁𝗶𝗼𝗻𝘀𝗵𝗶𝗽𝘀 𝗘𝗮𝗿𝗹𝘆 Don’t wait until you have a deal lined up to start talking to potential investors. Networking is key. I focused on building genuine connections long before I needed the funds. By the time I had a deal, people already knew and trusted me. 2️⃣ 𝗣𝗿𝗲𝘀𝗲𝗻𝘁 𝘁𝗵𝗲 𝗢𝗽𝗽𝗼𝗿𝘁𝘂𝗻𝗶𝘁𝘆 𝗖𝗹𝗲𝗮𝗿𝗹𝘆 Investors want to know where their money’s going and how it’s going to grow. I made sure to explain the deal in a way that made sense—covering the returns, timelines, and most importantly, how I planned to manage risk. Being open and clear is super important. 3️⃣ 𝗟𝗲𝘃𝗲𝗿𝗮𝗴𝗲 𝗘𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲 As a first-timer, I teamed up with experienced partners who had a track record in hotels and multifamily. This gave my investors more confidence and helped ease any concerns. They knew I wasn’t flying solo. 4️⃣ 𝗕𝗲 𝗣𝗲𝗿𝘀𝗶𝘀𝘁𝗲𝗻𝘁 (𝗕𝘂𝘁 𝗣𝗮𝘁𝗶𝗲𝗻𝘁) Raising capital takes time! Not every conversation will lead to an investment, and that’s okay. Stay consistent, keep offering value, and the right people will come on board. At the end of the day, it’s about creating win-win situations. When investors feel good about the deal and trust you, they’re way more likely to invest.
