On the heels of a recent report from the Mortgage Bankers Association that loan delinquencies on commercial real estate assets were rising, ATTOM released its monthly report on commercial #foreclosures, which showed a 48% increase compared to a year ago. It's important to keep the numbers in perspective: across the country, there were only 695 total #foreclosure actions on commercial properties. But this is still a much higher number than usual, and highlights ongoing weakness in the market - probably mostly in the office sector. Most forecasters didn't anticipate #foreclosure activity falling from 2023's historically low levels, yet here we are. According to ATTOM's Q3 Foreclosure Report, foreclosure activity was down 2% from the prior quarter, and 13% from last year. Foreclosure starts were down 10% from Q3 2023, and foreclosure completions (lender repossessions) were down 12%. With strong economic metrics - low unemployment, steady wage growth - excellent credit quality among borrowers, and a massive amount of homeowner equity (roughly $35 trillion), it doesn't seem likely that we're going to see a new wave of foreclosures anytime soon. But regulators continue to scrutinize #mortgageservicers when it comes to foreclosure processes.
