Our latest blog provides a detailed analysis of: Targeted Employment Areas (TEAs): Rural Areas: Areas outside of Metropolitan Statistical Areas (MSAs) with lower investment thresholds. High Unemployment Areas (HUAs): Areas with unemployment rates at least 150% of the national average, offering reduced investment thresholds. Non-TEA Investments: Investments in economically stable and growing urban regions with higher investment requirements but greater potential for returns.     When it comes to EB-5 investments, choosing the right model is crucial for your financial success and security. Here’s a detailed comparison between the two most common models: Debt and Preferred Equity. 📜 Debt Model: Structure: EB-5 investors make an equity investment in the project's NCE (New Commercial Enterprise), which then loans the pooled capital to the project's JCE (Job Creating Enterprise). Terms: Typically has finite terms with extension options. Repayment Priority: Includes promissory notes and offers a more senior repayment priority compared to equity. Regional Center Profits: 3rd Party Regional Centers profit from fundraising by paying EB-5 investors less than 1% while loaning the capital to developers at 8-12%. Risk: Higher risk of EB-5 investors not being repaid their full investment due to the high financing costs imposed by the Regional Center. 🔎 Preferred Equity Model: Structure: EB-5 investors make an equity investment in the project's NCE, which is usually the same entity as the JCE, making the investors equity owners in the project. Terms: Generally does not have a finite term. Repayment Priority: Offers a more senior repayment priority compared to common equity. Payouts: Investors receive payouts when the project is profitable or can sustain such distributions. Risk: Significantly lower risk of not being repaid the full capital as this model does not burden the project’s cash flows with high sunk costs, providing more flexibility for project success.
