Despite being some of the most sought-after tenants, law firms often find themselves with less favorable lease terms compared to those in other industries. Many law firms believe they are securing fair and favorable lease terms, yet landlords frequently gain the upper hand in negotiations. In our latest article, our team shares why law firms are the most desirable tenants, yet often get the least desirable lease terms, and how these firms can utilize their leverage to achieve more favorable terms. Learn more in the article linked below, as featured in our latest edition of Work+Space Magazine: The Inspiration Issue!

We’re thrilled to share that Los Angeles Managing Director, Sean Spear, and Seattle Vice President, Kevin Hogan, recently competed in the 50th annual Berlin Marathon. After months and years of training, competing and preparing, Sean and Kevin were finally able to cross off this bucket list item alongside over 54,000 competitors. This race had provided them the opportunity to support amazing organizations of their choosing. Sean ran in support of the National Down Syndrome Society (NDSS), and Kevin ran on behalf of Tuesday's Children. We applaud Sean and Kevin in challenging themselves to fulfill their goal of participating in the Berlin Marathon, while additionally supporting incredible causes that create positive impact in our communities. Onward!

We’re proud to share that Hughes Marino Denver vice president, Tyler Herman, recently completed Stagecoach 100, a 100-mile endurance race from Flagstaff to the Grand Canyon. This strenuous challenge consists of roughly 7,000 feet of climbing, and follows the Arizona Trail and the historic Flagstaff to Grand Canyon Stagecoach Line route. To accomplish this incredible feat, Tyler trained for nine months, running over 1,200 miles and nearly 100,000 feet of vertical elevation gain between January and the start of the race in September. Making this accomplishment even more special, Tyler’s wife ran alongside him as his pacer for the final 12 miles of the race, helping him stay focused and determined through the finish line. We’re amazed by Tyler’s mental and physical fortitude in completing this event, and are proud to support our incredible team members in their athletic endeavors. Onward, Tyler!

With recent waves of development, there are few remnants of the past left to preserve in Seattle’s Pike/Pine Conservation District. Most of the neighborhood’s best examples of auto row-era architecture have been incorporated either into multi-story mixed-use developments, gutted years ago or completely torn down. Amidst this trend, Owen Rice, Seattle Hughes Marino executive managing director, identified a century-old auto garage as the perfect site for Henry's Gymnasium’s second location. Recently restored to preserve its historic charm, the building now stands as a testament to the potential of adaptive reuse, in meeting contemporary demands while maintaining historical significance. Henry’s Gymnasium is poised to become a cornerstone of the Capitol Hill community, providing a welcoming and transformative space for all. Learn more in our latest article featuring Owen Rice’s work with Henry’s Gymnasium.

October is here already! We’re now ten months into the year of ‘doing what we said we would do’ for our 2024 HM Mini Goal Program! In September, our goal was to go for a bike ride, and we loved seeing the journeys taken all over the country. For October, we’re excited to share our next Mini Goal—Send a Note of Gratitude. Our October Mini Goal is a great opportunity to cherish the people in our lives for whom we are grateful. We encourage you to think about those who have provided you with significant connections, mentorship, encouragement or advice, and write one of them a letter of gratitude. You can send your note in whatever format you choose—we believe there is something special that comes through when you take the time to send a hand-written note. Check out our blog to see a few of our favorite photo submissions from September! #HMMiniGoals #EnjoyTheJourney #SendANoteOfGratitude
