PROS: ➡️ Open houses can provide valuable feedback from the public, which can help in making necessary adjustments to the property. ➡️ They offer additional exposure and can be part of a broader marketing strategy. ➡️ Potential buyers can visit without needing an appointment, making it easier for them to see the property. ➡️ Even if attendance is low, agents can create video walkthroughs and other social media content to promote the listing. ➡️ Midweek open houses can attract different crowds and offer flexibility for those who can't attend on weekends. ➡️ Occasionally, legitimate buyers may attend and make offers, as noted with a weekday open house resulting in an offer. CONS: ➡️ Open houses are open to the public, which means anyone can enter, posing potential safety risks. ➡️ Frequent open houses can make a listing appear stale, leading buyers to wonder why the house hasn't sold yet. ➡️ Sellers need to clean and vacate their homes, which can be a significant inconvenience, especially if done frequently. ➡️ Sometimes, open houses may have low or no attendance, which can be disappointing for sellers. ➡️ Only a small percentage (7%) of buyers find their homes through open houses, making them less effective compared to other methods like online listings or agent referrals. ➡️ Often, agents use open houses to find new buyers rather than to sell the specific property, which might not align with the seller's expectations.     6 steps to complete an agent to agent referral: 1. You know someone that needs to buy or sell in an area you don't serve. Make sure your database is well aware that pairing them with an agent in another area is one of your services. 2. Find an agent in that area and vet them via reviews, response time and research like social media. 3. Speak with the agent you have selected to make sure they are available and willing to take the referral and that they are a good fit for the client. Then send over your office referral form for them to sign and your W-9 so you can get paid. 4. Put the client and the agent you found together on an email as a virtual introduction and let the client know when to expect the agent to reach out. 5. Occasionally follow up with the agent to make sure the process is going smoothly and to be aware if they are under contract. It's also ok to check on the client and make sure that they are doing ok. 6. Be sure you are aware of the potential closing date to confirm your commission is sent. Send the agent a thank you note and add them to your Realtor database.
