While other segments of the multifamily market may be dealing with oversupply and rising vacancy rates, the affordable multifamily sector is experiencing steady demand. This can be seen in moderating construction costs, completed deal volumes, and stable vacancy rates. “We remain confident that the need for affordable housing is real, and the fundamentals demonstrate affordable housing’s ongoing appeal to investors and its deep impact on communities, whether the Fed is able to engineer a soft landing or not,” writes IMPACT Community Capital LLC CIO Michael Lohmeier in our latest quarterly commentary. Institutional investors, foundations, endowments, family offices, and others have woken up to affordable housing as a stable portfolio asset. “Our investors view this as more of a core real estate investment, something that offers lower risk, with stable returns, and matches up well against their liabilities,” said IMPACT Community Capital LLC CEO Jeff Brenner. It was a pleasure to be a guest on ImpactAlpha’s "Agents of Impact" podcast to discuss the investment case for affordable housing and the growing financing gap in this asset class across the U.S. In my conversation with David Bank, we talked about the mounting pressure for developers to preserve existing affordable housing, especially when market-rate buyers are pushing prices up. At IMPACT Community Capital LLC we are focused on leveraging the investment case with institutional investors to mobilize the capital needed to create and preserve multifamily rental units for low-income families. Investments in affordable housing offer institutional investors a stable, long-term asset with low vacancy rates and stable returns. Our investments also ensure these critical multifamily units catering to tenants making less than 60% of Area Median Income (AMI) remain affordable for those who need them most. The IMPACT Community Capital LLC team recently visited San Francisco’s Hunters Point neighborhood, where we are helping to finance the construction of a new affordable multifamily development. This property, which will feature 111 units of rent-restricted housing across a pair of 5-story buildings, is part of a greater San Francisco initiative to transform and redevelop this historic area into a new and vibrant neighborhood. The Hunters Point development will restrict all of its units to households earning between 30-50% of the area median income (AMI) and will offer a range of amenities, including a clubhouse, fitness center, and recreation area. Affordable housing offers residents much more than just shelter: The money families save each month, compared to market-rate rents, allows them to afford other essentials – like childcare, groceries, and transportation. According to the Harvard Joint Center for Housing Studies’ latest State of Housing report, more than one quarter of lower-income renter households experienced food insufficiency in early 2024. Increasing the availability of affordable housing is critical for those who face tradeoffs such as paying their rent or being able to afford food. At IMPACT Community Capital LLC, our commitment to affordable multifamily housing isn’t only about generating positive social change — it’s also a proven investment strategy backed by data. Greg MacKinnon’s recent research in the PENSION REAL ESTATE ASSOCIATION (PREA) Quarterly offers fresh evidence supporting our fundamental thesis. The study compared the investment performance of affordable versus less affordable* multifamily properties over a 26-year time period and found that affordable properties had higher returns, lower volatility, and greater resilience across market cycles. Check out Greg’s full insights in "Can Investors Afford to Ignore Affordability? The Investment Characteristics of Affordable Housing" in the latest PREA Quarterly: https://lnkd.in/gPGhVcsk *Affordable and less affordable as defined in the referenced PREA Quarterly article.
