    Rising Insurance Impacts Renovation Projects New York City co-op and condo boards are grappling with a significant increase in insurance costs, which has increased budgets and ramped up compliance requirements around projects and in some cases physical conditions of the building. Premiums have surged year over year with costs rising as much as 15-25% or more in some cases. This spike is largely driven by a combination of factors including rising reinsurance costs, stricter underwriting guidelines, and increased claims related to both general liability and commercial umbrella insurance. Buildings that have open DOB or HPD violations may struggle to find insurers willing to offer coverage at reasonable rates. This places pressure on property managers to ensure all compliance issues are addressed before renovations & capital projects begin, further complicating the planning and execution phases of projects. To navigate these rising costs and ensure compliance during renovations, digital solutions like iNBuilt are becoming essential tools for co-op and condo boards.     The construction industry as a whole has long been slow to digitize. The challenges are real—fragmentation, lack of replication, transience, and decentralization all make it difficult to implement digital tools at scale. Currently, the DOB has a mission - innovate. Their current mission is to: - Process Management: How can DOB better manage internal processes to expedite permitting processes, building inspections, code reviews, and enforcement initiatives? -Data Utilization: How can DOB better utilize existing data to automate operations and increase staff capacity? If the industry continues to rely on manual operations, fragmented tracking, and scattered email chains, the DOB’s growing knowledge of existing buildings and potential problems will soon surpass that of the private sector. As the DOB rolls out innovations, the rest of the industry will be left playing catch-up. The future of construction in the built environment is digital.
