  • Recently, the last home at our Governors project was sold! This is a huge milestone as it marks the tail end of an extremely successful project. Here are a few of the key elements of this awesome community: 🎾Our team poured months into the design of this project, from the amazing amenities to the most minute details.  👷We had a tremendous builder-partner in Schell Brothers, who was fully-aligned with our goal to make this one of the best communities in the region.  🏗️We assembled a skilled team of contractors and trade partners, and our team expertly oversaw the project development.  🏠We never lost sight of our goal—making this a place where people are proud to call home!  💸Based on our record-breaking sales pace, a community of happy residents, and tremendous investment results—this is truly a grand slam!    #realestateinvestment #realestatedevelopment #investing

  • JLAM Tips & Tricks: One of the three main methods we use to reach our apartment and office properties’ valuations is the Discounted Cash Flow model. We use Rockport VAL to easily adjust assumptions for future forecasts.   • Meet the Team: Stephen Beauchamp, CAIA. Stephen joins our investment team as an associate and will help us continue to expand our acquisition efforts. And, he adds some singing skills to our squad! 1) What is your job title at JLAM? Describe briefly what you do. As an associate, I’m a member of the investment team reporting to Doug Motley, CFA. I support the team with research and investor relations. 2) How many years of experience do you have in your field(s)? I’ve been in the investment industry for 10 years in various capacities, including customer service, operations, analysis, research, and more. 3) What do you love the most about your career? I love learning new things. Working in investing has allowed me to understand more about new businesses, technologies, & geographies, and I’ve been fortunate to work for some very bright people. 4) Why did you choose to work for JLAM? What year did you join the team? I just joined JLAM in August. I chose JLAM because of the people and the culture. JLAM takes care of its employees, and the employees take care of its residents/investors/tenants. 5) What's your favorite part about working for JLAM? JLAM provides an entrepreneurial company culture by enabling each team member to perform their role how they feel best drives their performance. 6) What is one thing people need to know about JLAM they may not know already? JLAM spends countless hours on due diligence and turns down a lot of opportunities to find the carefully curated investments it offers its investment partners.  7) What do you do for fun outside of work?  I love watching live music. My wife and I try to go to as many concerts as we can. 8) If you could eat one food for the rest of your life, what would it be and why? Sushi. 9) Where is your favorite place in the world and why? Bethany Beach. My family and I have shared many memories there, and look forward to making more.  10) What’s one thing people should know about you that they may not? This is why it’s important to choose like-minded firms with similar goals and expectations. It takes time and experience to determine who the right fit in these categories may be, but when you do, it streamlines time-to-completion and minimizes stressful disruptions along the way.
