Sobering but true, the days of 2-3% mortgage rates are gone for a while. While rates may drop in the upcoming year, I would get used to the number 6 and be joyful if it becomes a 5. Bottom line, if you are waiting for much lower rates before buying a home, it will be along time. Better to adjust the price you can pay for a home a bit so that the math still works and you can find the home you love.
