In recognition of Martin Luther King Jr. Day, L+M team members participated in two service opportunities to support Grassroots Grocery, a nonprofit organization that distributes fresh produce weekly to a network of over 30 community led free food fridges. In the first opportunity, L+M teams at two different offices competed in a Sandwich Making Challenge to see which office could whip up the most peanut butter and jelly sandwiches in under 30 mins (for bragging rights, of course!). Our teams worked together to make, package, and label over 400 sandwiches, which were distributed to Grassroots Grocery fridges in northern Manhattan. In the second opportunity, members of our team volunteered to participate in Grassroots Grocery’s weekly “Produce Party,” where they worked together with over 200 other volunteers to sort and package over 12,000 pounds of fresh produce, including eggplants, green onions, lettuce, bananas, avocados, brussels sprouts and more. These were distributed to fridges in the Bronx and Manhattan. Students from the NYC Charter School for Architecture, Engineering, and Construction Industries recently visited Bronx Point to learn about real estate development and tour the property. AECI is located in the South Bronx just one subway stop from Bronx Point and it provides students with a foundation of the necessary skills and knowledge to pursue a career in the architecture, engineering, or construction fields. The students had the opportunity to meet with Senior Vice President Josue Sanchez, who talked about the development of Bronx Point and provided an introduction to real estate development. The group also toured the building with Property Manager Derrick Webb and viewed its amenities and design firsthand. Bronx Point is a 542-unit affordable housing property that is also the permanent home for The Hip Hop Museum. It was developed by L+M and Type A Projects LLC, and it was designed by S9ARCHITECTURE. Sendero Verde is a finalist in the Affordable Housing category for ULI New York's Awards for Excellence in Development. Congratulations to our project team and our partners Jonathan Rose Companies and Acacia Network. ULI’s Awards for Excellence in Development “recognize exceptional projects in the private, public and nonprofit sectors across New York State that best exemplify ULI’s commitment to shape the future of the built environment for a transformative impact on communities worldwide.” Sendero Verde is a 709-unit affordable housing development in Harlem. It was designed by Handel Architects, and AECOM was the landscape architect. It is the largest Passive House-certified, affordable housing project in the United States. Additionally, Sendero Verde has a diverse mix of amenities, including a public courtyard, fitness centers, a bike room, lounges, laundry rooms, computer rooms, community rooms and public gardens. There are seven categories for the Awards for Excellence in Development, and the winners in each will be announced at ULI New York’s Awards Gala in April. Here’s a behind-the-scenes look at our sustainable efforts in action. Our Construction Team successfully passed a rigorous Passive House air test for the Alafia Phase 1 C1/C2 building, a new 452-unit affordable housing property nearing completion in East New York, Brooklyn in partnership with Services for the UnderServed. The test checked for air leakage within the over 390,000-square-foot structure, using multiple large fans to pressurize and depressurize the building. The property was well sealed due to our tight building construction, and the building’s test measurement for leakage was much lower than the required level to pass the test. We’re thrilled that future residents will be able to enjoy all the benefits of living in a Passive House, including high indoor air quality, comfortable and consistent temperatures, improved energy efficiency, and quieter environments. Alafia C1/C2, which was designed by Dattner Architects and had SCAPE Landscape Architecture DPC as its landscape engineer, also recently passed a construction walk through with the NYC Department of Buildings, alongside the 128-unit Alafia C3 building that is being completed by project partner Apex Building Group, Inc. Overall, our Alafia project will redevelop the former Brooklyn Developmental Center in East New York into 2,400 affordable and supportive homes. The affordable housing lottery for LMXD and Ray's Ray Harlem development is open! There are 58 affordable units available in the new 21-story mixed-use, mixed-income building in Harlem that range in size from studios to two-bedroom units. The property will be the permanent home of the National Black Theatre. Designed by Handel Architects and Frida Escobedo, Ray Harlem also features a plethora of amenities including a rooftop terrace, 24-hour attended lobby, gym, yoga and dance studio, media room, party room, outdoor areas, bike storage lockers, an on-site laundry room, library, and communal kitchen. The Arverne East Multipurpose Building in Rockaway Queens has been officially renamed the “Coastal Conservation Center” by local students from P.S. 106 Lighthouse Elementary School. The renaming ceremony was attended by Queens Borough President Donovan Richards Jr., Council Member Selvena Brooks-Powers, and other community stakeholders, who praised the vision of the students and presented them with certificates. The 6,000-square-foot Coastal Conservation Center was designed by WXY and is a beacon of sustainability. A closed-loop, geothermal system provides heating and cooling, and a rooftop solar array generates power for the building. It officially opened alongside the adjacent 35-acre Arverne East Nature Preserve in April with a ribbon cutting ceremony, giving the community a new meeting space, offices for park rangers, storage space for the NYC Parks Department, and public restrooms. Since then, the building has become a vibrant community hub and has hosted a wide range of events, including site tours, career days, nutritional cooking classes and even prom for the P.S. 106 fifth graders this past summer. The Arverne East Multipurpose Building is part of the overall Arverne East project that L+M is developing with partners The Bluestone Organization and Triangle Equities, which will transform a 116-acre vacant oceanfront site on the Rockaway Peninsula into the first net-zero community in New York City. It will include 1,650 housing units – 80% of which will be affordable.
