Leasing activity has reached a five-year high, driven by limited new construction and a rapidly evolving retail landscape. From April to July, retailers leased over 52 million square feet, marking a remarkable 10% increase compared to the average for the second quarter over the past two years, according to CoStar Group.   Consumers are eager to spend, especially at value-oriented stores, which is fueling a thriving retail environment. Dollar Tree Stores is at the forefront of this trend, having signed an impressive 119 new leases in the second quarter. With the economy improving, consumers are gearing up to spend more on holiday gifts this year! Optimove Insights' new report shows 50% feel confident about the economy (up from 26% in 2023), and 61% plan to budget more for gifts (vs. 35% last year). Walmart leads the 2024 NRF Top 100 Retailers list with an impressive $533 billion in U.S. sales, while CVS Pharmacy and Walgreens also make the Top 10. Grocery retail shines in the Top 20, securing 6 spots, with Publix Super Markets climbing to No. 13 after a 2.3% increase in store count. Great news for brick-and-mortar stores! A recent Walmart survey shows more customers are starting their Halloween shopping early, with over half choosing in-store purchases. New data shows good news for retail landlords! JLL’s Q2 outlook shows a 75.4% rise in retail net absorption to 7.7M sq. ft., with strong demand in community and lifestyle centers. Rents are climbing, and Gen Z is flocking to malls! “There has been no significant increase in new construction, which means that as long as leasing demand stays steady, rents will continue to rise,” James Cook, JLL director of retail research, told Commercial Property Executive. “These increases will be the highest in places with more competition, including Class A malls, some prime urban corridors and in open-air centers in many desirable neighborhoods.” Pictured is Port Orange Plaza in Port Orange, Florida.
