30 years ago today the New York Times reported that "MELROSE COMMONS, the ground-breaking attempt by a South Bronx community to design its own urban renewal plan, has made it through the New York City bureaucracy." Receiving approval from the City Council, was a culmination the incredible organizing work done by local leaders and the community group that they formed - Nos Quedamos. Our firm worked with them pro bono to develop the Melrose Commons plan and over 25 years we've partnered with local organizations and developers to replace vacant lots with 15 buildings and nearly 1,300 units of affordable housing in the neighborhood. Other designers, nonprofits and builders have added yet more developments in this decades long transformative work, which is a model for community-centered design.

What a great New York State Association for Affordable Housing (NYSAFAH) panel! Moderated by MAP Principal Brian Loughlin, AIA APA, this group of experts, all involved in The Rise, talked about every inch of the development process and what it has taken to bring this exceptional project to near completion. The big takeaway - work with people you trust, whose approach is based in empathy and who care about a project's goals. Challenges are inevitable, but a willingness and ability to understand your partners and commit to shared success wins out. Panelists: Terri Belkas-Mitchell Principal, Xenolith Partners Darren Scott Upstate East Director of Development, New York State Homes & Community Renewal Shira Gidding Principal, True Development Susanna Mitchell Partner, Nixon Peabody Emily Chen Managing Director, NEF Matthew Schatz Senior Relationship Manager, TD BANK NYSERDA #buildingsofexcellence
