During this current rate cycle, we have seen Retail continue to transact at high volumes despite the larger market slowdown. This is due to strong fundamentals paired with the ability to achieve positive leverage even in this elevated rate environment. The retail sector was the only commercial property type to have vacancy compression over the past 12-months. Tight vacancies and limited supply pipelines will continue to benefit retail owners in the near future, and lenders are taking notice. -LifeCos are shifting focus to retail sector as they look to divest from office properties, which have historically been a large portion of their loan portfolios. Emphasis on grocery-anchored centers, but also high-quality strip, community, and power centers. They offer up to 65% LTV for grocery-anchored centers with spreads in the 1.75%-2.00% range, and up to 60% LTV for other retail types with slightly higher spreads. ½ term interest only is typically available at full leverage with full-term interest-only available at lower leverage points. -CMBS has been very aggressive on retail, with full-term interest-only available up to 67.5% LTV on most retail property types. Spreads range between 2.00% - 3.00% depending on asset type and quality. The higher leverage point paired with full-term interest-only offers attractive cash-on-cash returns to borrowers. -Bridge loans from LifeCos and Debt Funds provide short-term, floating-rate financing. LifeCos offer spreads of 3.50%-4.00% over SOFR on high quality centers, while debt funds provide higher leverage with spreads in the 4.00%-5.00% range. -Banks are active with recourse and non-recourse options, offering all-in rates between 6.0% and 7.25%.
