    When GCs Rely on Subs to Cover Their Cash Flow ⚠️ In construction projects, GCs take big risks. But things get messy when they don’t have the cash to handle their part of the work and start using subs to cover their costs. 💸 One major red flag? Self-performing GCs who do some of the work themselves. If they can’t finance their portion, they’ll delay payments to subs to keep their own cash flow going.     HERE IS ONE WAY TO DETERMINE IF A GENERAL CONTRATOR MAY BE A RISK FOR SLOW PAYMENT In construction, GCs take on big performance risks, especially on large projects. If you’ve got a $50 million project, the GC is on the hook for the whole thing. Depending on their deal with the owner, they might even have more on the line—maybe they had to put up payment and performance bonds, which protect the owner but may leave the GC personally exposed if something goes wrong. There is ONE particular thing to pay close attention to when you are a subcontractor – that is the GC who is self-performing one of the major scopes of work. Maybe it’s concrete, drywall, site work, or demo. There is nothing wrong with this happening, but it changes the cash flow for the GC on the overall project and could add risk to the subcontractors if the GC doesn’t have the cash to finance the scope of work they decided to self-perform on the project. Take a $2 million scope. A self-performing GC might need $500,000 upfront just to get moving. If they don’t have the financing, they could end up stretching out payments to their subs just to keep their own cash flow going. 𝗧𝗵𝗲 𝘁𝗿𝗼𝘂𝗯𝗹𝗲 𝘀𝘁𝗮𝗿𝘁𝘀 𝘁𝗵𝗲𝗿𝗲—𝘂𝘀𝗶𝗻𝗴 𝘀𝘂𝗯𝘀 𝘁𝗼 𝗶𝗻𝗱𝗶𝗿𝗲𝗰𝘁𝗹𝘆 𝗳𝗶𝗻𝗮𝗻𝗰𝗲 𝘁𝗵𝗲 𝗽𝗿𝗼𝗷𝗲𝗰𝘁 𝘀𝘁𝗿𝗮𝗶𝗻𝘀 𝘁𝗵𝗲 𝘄𝗵𝗼𝗹𝗲 𝗼𝗽𝗲𝗿𝗮𝘁𝗶𝗼𝗻, 𝗰𝗿𝗲𝗮𝘁𝗲𝘀 𝗱𝗶𝘀𝘁𝗿𝘂𝘀𝘁, 𝗮𝗻𝗱 𝗴𝗶𝘃𝗲𝘀 𝗲𝘃𝗲𝗿𝘆𝗼𝗻𝗲 𝗮 𝗯𝗮𝗱 𝗿𝗲𝗽𝘂𝘁𝗮𝘁𝗶𝗼𝗻.
