    How would you handle a leasing agent who is always late? Let us know here: https://lnkd.in/gG6BEmrg This is a really interesting situation that we would love to hear the community’s suggestions on how this Insider should approach it. If you had a leasing agent who was great at their job, was loved by residents, and would even stay late to help, how would you address the tardiness? Some have suggested changing schedules so they come in an hour later and leave an hour later, do you think that would help?

    Are you having a problem with Amazon deliveries being left everywhere on your property? Let Bristina know here: https://lnkd.in/gEwrppeN Prime Day has come and gone, and we are sure that there are MANY packages being delivered to properties non stop. Are the Amazon delivery drivers leaving them in appropriate places? Or just leaving them wherever they want? Bristina is struggling with packages being left in places where they shouldn’t be. What have you done when delivery drivers won’t follow the system for package deliveries that you have at your property?

    “Today, I witnessed firsthand the impact of small gestures in the workplace.” Check out what Kari saw here: https://lnkd.in/gGq8QrqC How sweet is this! Kari’s boss gave all the women in the office a vase of flowers to brighten up their Monday blues. She said that this gesture brightened up the mood in the office and the whole atmosphere changed! This authentic gesture had a huge impact and shows that small gestures and authenticity can go such a long way. What authentic gestures in the office have you seen?

    The Multifamily Amenity Paradox: Is it Psychological? Because It’s Not Logical… https://lnkd.in/gyWUA92E Vicki has a great post that you should check out! In it she asks, “If amenities are so crucial to leasing, why do 20% or less of residents actually use them?” Well, what do we think! Vicki makes some great observations about why this may be and how residents may feel about these amenities even if they don’t use them. Have you figured out this paradox? Why do you think residents want amenities they don’t really use?

    The Multifamily Amenity Paradox: Is it Psychological? Because It’s Not Logical… We all know amenities create that crucial “WOW” factor that certainly helps get leases signed. But here’s the question that keeps me up at night: If amenities are so crucial to leasing, why do 20% or less of residents actually use them? And, if they are moving from another new property, they are AWARE they didn’t use them in their last building, but are still willing to pay a premium for a building with them again. Is it psychological? Maybe it says something about who they are and the success they have achieved to both themselves and others? Or is it the simply the excitement of the POSSIBILITY of using them, the convenience of everything in one place, and/or the perceived value add that’s the draw? What is it that REALLY matters to our end users? Are we creating the “amenity wars” by trying to keeping up with each other, instead of genuinely understanding IF they are all important and WHY? I’m genuinely curious. Are we missing design opportunities? Or marketing opportunities? Maybe not, but inquiring minds want to know, so I’m going to start digging and see what I can find.
