Next Thursday, Bob Kaelin will speak during General Session 05 at the ICSC+U.S. Law conference in Orlando, Florida. The session is titled, “Advanced Lease Defaults: It’s Not Over Until It’s Over.” The presentation will explore lease defaults with the goal of helping landlords and tenants understand their rights and remedies upon default. In a recent client alert, partner Nicholas Vitti Jr. outlines the Connecticut towns that are facing Municipal Revaluations in 2024. It is important to carefully review your tax bill and/or notices of assessments, but even more so in the year in which your city or town conducts a revaluation. Each assessment should be carefully reviewed, even if your assessment has not increased substantially, as an appeal immediately after a revaluation maximizes a property owner’s potential tax savings. The purpose of a revaluation is for a municipality to determine the market value of real estate to be used to calculate property taxes. Once a property’s value is set in a general revaluation, it remains constant over an entire five-year cycle, absent appeal, demolition, improvements or expansion. Of course, the annual taxes usually increase, as a municipality’s mill rate increases incrementally from year to year. Municipalities across the State are on differing revaluation cycles. On September 29, Real Estate practice chair Nicholas Vitti Jr. was recognized by the Bethel Democratic Committee for his years of volunteer service and dedication to the Town of Bethel, Connecticut. A lifelong resident of Bethel, Nick has previously served as Secretary of the Bethel Democratic Town Committee and chaired the committee for six terms. Since 2014, he has served as Special or Deputy Counsel to the town in various roles. He has also acted as Counsel to the 2012, 2018 and 2024 Charter Revision Commissions and is now in his second term as Vice Chairman of the Town’s Economic Development Commission. In addition, Nick has held active roles in the Bethel Youth Soccer Association as coach, Girls League Director, and member of the Board of Directors.
