When buying a property subject to, the ownership has changed, but the original loan stays in place. This creates a major insurance issue if not handled properly. The insurance company will deny claims if the new owner's name isn't on the policy, especially since the occupancy type may no longer be "owner-occupied." To avoid this problem, Colleen Pacheco with Secured Insurance Group says you must update the insurance policy the same day you complete the transaction—whether the loan is in a land trust or not.
