We had a wonderful day visiting our latest multifamily project site on the Big Island, Hawaii. It was a memorable on-site experience to soak in the blue skies and ocean views while savoring the coastal Hawaiian trade winds. Perched on a hillside and within walking distance to the main shopping center, the site offers breathtaking, unobstructed ocean views and a highly desirable, convenient lifestyle. Our design challenge is to work with the existing grading to maximize the ocean view for each individual unit, while minimizing cut and fill construction costs. We have been working closely with our landscape and civil teams to develop innovative design solutions. We're thrilled to share that the project has received entitlement approval from the county and is now moving full steam ahead into the construction drawing phase. In 2010, as we were coming out of the great recession, NG+P developed a sustainable in-fill prototype called “New Block” that was economically feasible for developers to build and to maximize density on smaller parcels that had previously been left undeveloped. In 2014 our “New Block” prototype successfully became reality with the completion of “Park Landing” an affordable housing development by Jamboree Housing located in Buena Park, CA . Fast forward to 2024, we see opportunities for “New Block “to come to the forefront again, as developers struggle with high construction and land costs. ‘’New Block” is an ideal solution for minimum 2 acre parcels that requires maximizing density while creating open space in upwards of 20,000 sf.
