    Brightline West, a high-speed rail project connecting Southern California and Las Vegas, has unveiled new renderings of its luxurious train interiors and announced a groundbreaking partnership with Siemens to build America's first high-speed train manufacturing facility in Horseheads, New York. This facility will manufacture the American Pioneer 220, the nation's inaugural high-speed trains - producing electric trains for capable of reaching speeds up to 220 mph. Brightline West is expected to be completed by the 2028 Olympics, offering a two-hour journey between the two cities and carrying millions of passengers annually. Brightline's journey began in Florida, where it launched a successful high-speed rail system connecting popular cities like West Palm Beach, Fort Lauderdale, Miami, Aventura, Boca Raton, and Orlando.     American Express is in exclusive talks with Larry Silverstein to potentially build their new headquarters at the long-awaited 2 World Trade Center tower. This decision comes as Amex explores options for relocation or renovation of their current space. Silverstein, eager to secure an anchor tenant for the tower, faces a decision from Amex within weeks.     The second phase of Hudson Yards, a proposed $12 billion mixed-use complex by Related Companies and Wynn Resorts, is set to transform the Western Rail Yards with three new skyscrapers, and a striking casino and hotel tower. Designed by Skidmore, Owings & Merrill, the project also prioritizes community needs with a public school, daycare center, and a sprawling park. The development, while awaiting the state's gaming license decision, has the potential to generate significant economic benefits, creating 35,000 construction jobs and 5,000 permanent union careers at the resort.     Set to become the new state-of-the-art global headquarters for JPMorgan Chase, 270 Park Avenue is set to redefine New York City's skyline as the tallest all-electric skyscraper. Designed by Foster + Partners, and developed by Tishman Speyer - this 60-story 1,388-foot supertall at 270 Park Avenue will be completely powered by hydroelectric energy, and operate with net zero operational emissions. The project, nearing completion with façade installation currently reaching the roof, will yield 2.5 million square feet of office space, accommodating up to 14,000 employees, along with an expectation to generate over 8,000 jobs and contribute $29.8 billion annually to the city's economy, stimulating an additional 40,000 jobs.     100 West 37th Street, a 68-story mixed-use skyscraper, is now rising in the Garment District of Midtown Manhattan. Developed by Sioni Group and designed by C3D Architecture, the 743-foot-tall building will offer 300 condominium units, over 86,000 square feet of commercial space, and landscaped terraces.     In a significant shift, New York City is experiencing a surge of homebuyers from Florida, reversing a longstanding trend of New Yorkers relocating to the Sunshine State. According to a study by PropertyShark, Floridians represented 12.04% of out-of-state home buyers in New York City during the first half of 2024, securing the third-highest move-in percentage behind New Jersey (18.97%) and California (13.41%). The PropertyShark study also revealed Floridians lead the out-of-state buyers in the luxury sector, accounting for 17% of all deals valued at $3 million or more. While New York City residents still constituted the majority of homebuyers at 77%, this figure represents a 7% decrease from 2014, highlighting the growing influence of out-of-state buyers, now accounting for more than one in 10 homes sold in the city. Offering a wide variety of cafe classics, some highlights include their pistachio chocolate and seasonal croissants, quiches, make your own omelets, and Belgian waffles. Maman West Palm Beach is also open daily for happy hour featuring $8 classic cocktails and wine, alongside beer selections.     The Nora District, West Palm Beach’s vibrant $1 billion upcoming destination announce the addition of Pastis, the quintessential New York City Parisian-style brasserie by James Beard Award-winning restaurateur Stephen Starr (STARR Restaurants), as The Nora Hotel’s ground floor restaurant. In addition to Pastis, STARR Restaurants will co-create the hotel’s rooftop restaurant and lounge as well as operate in-room dining service.   The Nora Hotel will be a 201-key boutique hotel developed in partnership with BD Hotels and Sean MacPherson.
