"Phoenix-based homebuilder NexMetro Communities is expanding to greater Atlanta, investing more than $210 million in its venture into the Peach State. The company plans to deliver three communities of purpose-built, single-family rentals in South Fulton, Hall County and Stockbridge, the first of which is scheduled to open for resident move-ins early next year. Sean Rust, NexMetro’s Atlanta-based vice president of development, said that NexMetro was drawn to Atlanta as a market for potential expansion because of the metro area’s recent population uptick, especially among key BTR demographics like millennials, young professionals and active adults preparing to retire or become empty nesters. A fourth NexMetro community is anticipated to land in Aiken County, South Carolina, just outside of Augusta. All four communities should feature a combined 687 homes. The Augusta community is planned to open in 2026." CEO John Burns recently sat down with Fundrise on their latest podcast. And although the timing isn't great for build-to-rent (BTR) right now, John thinks the long-term future is phenomenal. "I think BTR could be about 40% the size of the apartment market because that's how big the demand is. There's always a percentage of people who can afford more for something new and would rather do it. BTR has a lot of the advantages of apartment operations, efficiency, and financing.
