Last week Nishuane Group Associate Steven Martini, PP, AICP presented two redevelopment plans and an amendment to the City of Plainfield Planning Board, all of which were approved! 👩🏾⚖️ First up, the TODN-North Avenue Redevelopment Plan was amended to include Block 405, Lots 5, 6, 7, 8, 9, and 14 in the plan area, specifically within the "Trainside Commercial District." 🚉 All aboard! The TODN North Avenue Redevelopment Plan serves as a guide for future development and redevelopment within the target area. It sets forth a framework for design standards and statutory guidelines that will enhance and improve this area with the primary goal of creating a #transitorienteddevelopment hub that serves as a 24/7 “living” district where people choose to live, work, and play. Bring your swim trunks and flippy floppies because we had a big win and a feel good story all rolled into one last week in the Village Of Ridgewood. 🩲🏊♂️ This application was for the installation of an in-ground pool on an undersized lot, designed specifically with the applicant’s son in mind, who suffers from a rare disease that limits his vision to still pictures. Because of this, the family transformed their backyard into a safe oasis. 🏝 Several bulk and area variances were required, primarily for lot coverage (all C-variances). Nishuane Group's Melao Justin provided excellent recommendations for reducing the coverage, some of which were ultimately utilized as conditions of approval, with George Wheatle Williams, PP/AICP adding additional testimony on behalf of our Client. To further support the application, a neighbor from an adjacent property expressed their support and reinforced George's testimony. The City of Hoboken is set to welcome new affordable #activeadulthousing at 1033 Willow Street, currently home to a surface parking lot. 🏡 Earlier this week Christiana Foglio of Community Investment Strategies, Inc and the project team for "The Willow" - architect Karen Nichols, traffic engineer Lee Klein, civil engineer Sean Savage P.E. of Matrix New World Engineering, and planner John McDonough, testified before the Hoboken Zoning Board of Adjustment. 👩⚖️ After Board Members questioned the relevance of the project's inherently beneficial uses, Nishuane Group Associate Steven Martini, PP, AICP responded with a definition from the MLUL and a few other points to explain why. Steven also solicited additional testimony from the Applicant's planner, John McDonough, to further provide context. The Applicant appreciated some of Steven's comments, as they better characterized the potential residents. Although the proposed building will be #seniorhousing, it will be more of an "active-adult" community rather than a nursing home or assisted living facility. These 36 units of 100% #affordablehousing will mark the first senior affordable housing development in #Hoboken in over 30 years.
