Last week, we attended the National Multifamily Housing Council Student Housing Conference in Las Vegas. A few takeaways from panels, meetings and individual conversations: -At universities with healthy fundamentals, rent growth is expected to remain strong (in the mid to high single digits) -Non-pedestrian properties (1 to 2 miles from campus) may start to outpace rent growth compared to properties closer to campus -While the market continues to dictate rents, affordability (i.e. what parents are willing to pay) is starting to become a topic of concern -True core/core-plus capital is expected to return in a strong way over the next 12 months -The national supply at universities that continue to benefit from a consolidation/absorption from underperforming schools remains low -The timeframe from site selection to delivery for new construction ranges anywhere from 3 to 5 years (heavily dependent on the municipality) -The ability for the student housing segment to provide liquidity to investors supports an expected increase in transaction volume -As we enter November, lenders will place value on the trailing 2 months of income to forecast cash flow for the '24/'25 academic year
