🏛️ Yesterday, the PermitZIP team went on-site at one of our active projects: 332 34th Street in Newport News, VA, where MEP rough-ins are underway for the adaptive reuse of this historic building. Once a shelter, this building is being transformed into 39 multifamily apartment units. Very cool to see our designs come to life during the rough-in phase! 🏙️✨ 👷♂️ Project Team 👷♀️ MEP Engineers: PermitZIP Developer/General Contractor: Provost Construction & Sons LLC Architect: archsmith studio #AdaptiveReuse #HistoricPreservation #MEPengineering #SiteVisit #MultifamilyHousing #BuildingTransformation

It’s official – the photography of Richstone Surfaces is in! Located in Chantilly, VA, this brand-new, ground-up building is comprised of a 15,000 square foot state-of-the-art fabrication facility, a 7,000 square foot design studio, showroom, and stone gallery, and 3,000 square feet of office and meeting space. Formerly Richstone Marble & Granite, Richstone Surfaces is a family-owned company which specializes in fabricating custom stone surfaces for both residential and commercial spaces. Since their founding in 2006, Richstone had operated out of a 4,000 square foot facility where they heavily relied on artisanal hand fabrication methods to produce their work. Now, within this new facility, an overhead rail and crane system transports stone slabs to equipment. A dual robot saw, two CNC router saws, a bridge saw, and dedicated miter saw increase production capacity tenfold. A series of trench drains around large cutting equipment carry away dust and water slurry that would otherwise need to be removed by hand. Within the showroom, the stone displays needed to be beautiful but because of the nature of stone as a product, every element also needed to be capable of holding extreme amounts of weight. Our design team worked with vendors to custom design showroom wall displays that could hold hundreds of pounds on each rail and hook. Reinforced drawers and slides were created to accommodate full slabs of stone. Open frame vignettes display kitchen and bath installations which can be changed out as needed. The backs of the open frames can also be used to display more stone samples or large stone slabs like gallery style art pieces. Flexible retail lighting allows Richstone Surfaces to swap lighting device type and location easily by utilizing electrified magnetic tracks. Numerous large installations throughout the design studio showcase the versatility and beauty of their stone offerings including a facetted and thermoformed stone reception desk with a custom routed logo, backlit stone beneath the mezzanine stair which allows light to shine through veining, book-matched stone slabs at the entry, and a kitchen island composed of 43 separate pieces seamlessly installed to create custom curves. This project represented a significant collaboration between multiple entities as well as with the expert stone designers from Richstone Surfaces. Thank you to our partners: Sofia Dolan | Steven Bates | Studio Z Architecture, Inc | Petrie Construction | PermitZIP | iTiles LLC | Cambria Photographer: Zach Miller www.zmillerphotography.com

MEP Drawings in 2 Weeks, or they're free!

Why Do Engineers Draw Dumb Things? We don’t like going outside - there are no computers outside! Ha - but in all seriousness, the more time we spend in the field, the better our designs. But clients rarely want to pay for it.  Our solution? Field videos. We record what we see and explain our design approach to the team. This doubles as great educational content. AI tools then turn those videos into transcripts and photo descriptions, so everyone stays in the loop before we even get back to the office. Better communication. Better designs. Fewer “dumb” drawings. FEWER. haha
