This story of the history of our R-Guard line from Seattle-area rep Dave Sommer was too good not to share!
Almost 15 years working with PROSOCO, Inc., a medium sized manufacturer with a pioneering spirit. One of their product lines is R-Guard, a family of air-barrier systems that has had a profound impact on the industry. While fluid-applied membranes were not commonly used two decades ago, Prosoco's "Design Verification Testing" program was developed and walls (including critical #interfaces and penetrations) were tested all the way to structural failure, proving their product's utility under the most #extreme conditions. It was then that they coined the phrase, "if you're not testing, you're guessing!" Their moisture-cured STP (Silyl-terminated Polymer) chemistry allowed material to be applied to damp substrates. Another first was their solvent-free, phthalate-free, LBC Red-List compliant formula. One more stand-out is their technical support both before, during and after the sale. It's quite common to see technical reps on-site during construction to ensure the success of the project. This also applies to their masonry cleaning and protective products, finished concrete flooring products and masonry anchors. #1 Get a clean start. For starters, you want to make sure the substrate is clean, dry, and free from any contamination that may interfere with the water repellent. The last thing you want to do is protect stains on the wall too, as that will make them much harder to remove later on. In general, the substrate should look the way you intend prior to application. #2 Apply it right. Most water repellents, both penetrating and film-forming, have similar application methods. Apply with a low-pressure sprayer that won’t atomize the product as you spray. Apply from the bottom up in an overlapping pattern. Most water repellents call for two coats or at least one wet-on-wet coat. For porous substrates, the product may call for a certain length of run-down. It should be allowed to run down that length before absorbing back into the substrate. #3 Follow directions. The product data sheet gives you the information you need to make sure you’re using the right application methods and techniques appropriate for your specific conditions. #4 Manage expectations. When it comes to your expectations of how long a water repellent will last, know the performance characteristics of the product type. For instance, film-forming water repellents are typically the shortest-lived options because they sit at the surface where they’re exposed to the elements. On the other hand, a penetrating water repellent can last 5 years or even up to 20 years or longer with the proper application.

Myth #1: They’re all the same. Not all masonry water repellents are alike. The two main types are film-formers (also known as “sealers”), and penetrants. Film-formers create a continuous film over the surface, but they may also trap moisture behind the film and create larger issues. Penetrants work by penetrating and bonding in the pores of the masonry. Penetrants can resist bulk water while allowing the substrate to breathe. Myth #2: Water repellents provide no value in performance and therefore aren’t necessary. When masonry gets wet, it goes from a thermal barrier to a conduit as the moisture carries the colder or warmer temperatures into the masonry. By keeping the substrate dry, you can actually help maintain the building’s performance values as well. Myth #3: If I don’t see beads, it’s not working. Not true. Think about the last time you put Rain-X on your car’s windshield. The beading is incredible, but ask yourself, 'Did my windshield not repel water before I applied it?' The point is the beading effect is beneficial but does not determine ultimate performance. Myth #4: A water repellent is just going to degrade my historic building. This belief is based on the issues associated with outdated technology like film-forming sealers. With today’s technology in penetrating, breathable, water repellents, nearly every masonry substrate would benefit in more ways than one without the detriments associated with the sealers of yesteryear. Myth #5: A solvent-based product is always going to outperform a water-based one. While this may have been the case years ago, water-based technology has come a long way, and you can get equal or better performance with today’s water-based products than we used to only expect out of solvent-based protective treatments. Myth #6: Applying a water repellent means my building is waterproof. A water repellent helps significantly, but it’s not the end-all, be-all solution to keep 100% of water out of your building. If you’re looking for something waterproof, select your product accordingly. Otherwise, keep the word “repellent” in mind to manage expectations.”
