    Winter is coming for the real estate market - literally here in the Northeast, and more figuratively across many markets in the US (and globally). We’ve had a decent spring/summer run in residential real estate for the past decade. Too hot for many… and now it’s time for winter. Soon, the market may head into its winter hibernation, with slowing sales, increasing inventory, and falling home prices (which has already started in many parts of the nation and world). Winter isn’t that bad, and it can be cozy for the well prepared. Here at RD Advisors we’re feeling warm inside as we’ve been preparing all along. We bought our winter jackets, hoodies, and vests (post on winter gear soon). And we’ve kept all our loans senior secured, moderated leverage, short-duration, well-diversified, personally guaranteed, and often cross-collateralized.     Thursday morning RD Advisors investment meeting with a special session with Colin Kelly-Rand (ex-Walker & Dunlop, Arbor Realty Trust) covering the intricacies of multifamily underwriting (not shown the NYC team joining virtually). One thing we are seeing in the market today is a substantial increase in small balance multifamily bridge requests so it was good timing to go over the details on the take-out. Not only are we underwriting our loan position and but also how it looks the banks/Fannie/Freddie lender's so we know there is a take out.     Being part of Lehman Brothers Global Real Estate Group in 2008 was like being on a mountain and watching the sides start to fall off around you. Not much you can do at that point. Back in 2006 I’m not sure I could have picked a better time or place to start a career in real estate. Lehman was where it was at for real estate finance as far as I was concerned. The market was soaring in ‘06 and ‘07, the amount of transaction volume and the speed of business was astounding. However the real learning experience happened in late 2007/2008 when the markets in the US (and later Europe) started to collapse. It's convenient to think Lehman collapsed because of the loans / investments, but that's not the complete picture. It was a competitive market, and the banks weren’t all that different in risk appetite. The Lehman story (and banking in general at the time) was more about the long-term assets funded with short-term credit (duration/liquidity mismatch). It’s easy to look back and say it was all predictable, however in ‘07 PE funds were still closing some of the largest transactions ever, and in ‘08 there were still lines out the doors at open houses in NYC. At each turn leading up to the near collapse of the Western financial system, all was ‘fine.’ I see similarities to today’s market. Different issues, however the exuberance is similar. There is an indifference in the stock markets to warning signs, a divergence between bond and equity market outlooks, and market still soaring as economic warning lights go off. It's worthwhile today to take a step back and revisit the stories from a decade and a half ago. It was crazy experience and much to learn and share and a big part of who I am, so over the next few months I’ll post personal stories from my time at Lehman Brothers as the firm and the financial system around it fell into a downward spiral.     Everyone is a competitor... until you laugh together. And then we're all just industry peers. Last week I had representatives from a few of Boston's leading private lenders into RD Advisors' Boston office for late lunch and roundtable discussion. Here are some of the takeaways from the discussion: - The Boston/Massachusetts/New England private lending market is fairly large: $2bln/yr Greater Boston, $3.7bln/yr for MA and, c. $500M for Rhode Island, and more if you include NH/VT/ME. - Terms today are generally 12%, 12-mo term, and 2pts origination, with a small segment of the market at lower rates (more reflective of bank rates). -The market is highly fragmented - there are dozens of lenders and even 2.5% market share can put you in the top 10. -Every year or two a new player pops into the market builds up market share and drops out (mainly on poor underwriting). -Given the fragmentation: each lender has it's niche, either based on a niche geography within the market, loan type: e.g. larger ground-up construction versus high volume fix and flip; bankable versus non-bankable; residential versus commercial, loan size : $100K loans to $10m loans. -RD Advisors niche in the market is in the larger bankable borrower segment with larger average loan sizes ($500k to $7m target) and fair amount multifamily/commercial bridge. -The private lending market can be tough; its a fast paced industry: loans are typically 12 months so its constant originating, asset managing, and recycling capital, there is no rest for the weary so great to have a group share stories and laugh with.
