So, the other day, my partner and I were in the middle of recording our podcast when he suddenly stopped me and went, "Wow! I love that point you're making." Let me unpack why this moment was such a big deal. For starters, my partner isn't just any coworker – he's the founder of the commercial real estate firm where I work, and yep, he's also my husband. So, imagine our mutual surprise at this moment! Let me back up a bit. We were deep into a discussion about the ins and outs of extending a tenant's lease, especially in those tricky situations where the tenant might be hesitating to renew long-term or is considering leaving but is strapped for time with few relocation options. Bob, our broker and brainstorming whiz, shared several clever strategies for navigating these challenges. His first piece of advice? Start your negotiation talks way earlier than you think you need to. Next, he suggested drafting a wishlist of everything you'd want in an ideal space. And trust me, there's more where that came from – check out our podcast to dive into all the tips and tricks! The "aha" moment came while we were chatting about timing. I had this visual pop into my head, and I blurted it out - imagine the tenant's leverage as a hand high up in the air, with the elbow pointing down – that's the strength of their position when they kick off negotiations early. But as the clock ticks closer to the renewal or expiration date, that leverage drops dramatically. It's like a see-saw of power between the tenant and landlord, and we're here to keep you on the high side. Bob was so taken with this visual explanation that he encouraged me to spell it out in a blog post. And here I am, still a bit in awe that I managed to surprise him (and myself) with that analogy!
