The Federal Reserve's recent 50 bps rate cut is just the beginning. With more meetings in 2024, there might be further reductions to boost investor demand in CRE. In fact, the next meeting is right around the corner, from Nov. 6-7. "With two meetings remaining in 2024, the Fed could lower interest rates further," says Marcus & Millichap. For CRE specifically, Thomas LaSalvia sees positive implications. "CRE demand drivers, such as household formation, income, employment growth [will] hold up reasonably well," he notes. However, the effect will vary greatly depending on the property type. Ross Yustein adds that lower rates can benefit distressed properties by enabling them to refinance, but the impact won't be universal. The overall outlook is cautiously optimistic: reduced borrowing costs may lead to increased sales activity and re-open yield spreads, according to Marcus & Millichap.
