As one of the first buildings in the state to achieve this designation, the United Community HQ uses globally sourced materials throughout and boasts a superior aesthetic in the seven-story facility that embraces the outdoor surroundings including the nearby Swamp Rabbit Trail. Earlier this year, the project was recognized as one of Engineering News-Record's (ENR) Southeast Regional Best projects in the office/retail/mixed-use category. On her first night in port, the PATRIOT STATE was greeted by the awe-inspiring northern lights, illuminating the sky in a dazzling display. A fitting welcome for a vessel that’s set to transform U.S. maritime training. With its cutting-edge technology, the PATRIOT STATE will empower cadets to gain hands-on experience and prepare to lead the future of the global maritime industry. Exciting News from MUSC! Last week marked a significant milestone as we celebrated the topping out of the College of Health Professions (CHP) building at the Medical University of South Carolina. This new, modern facility is set to transform medical education in the heart of downtown Charleston. Key Highlights: 🏢 Spanning approximately 90,000 square feet over six floors, the new building will support the growing fields of physical therapy, occupational therapy, and speech-language pathology. Designed with a focus on natural light, it features 5,000 SF of research space, a 6,000 SF auditorium, faculty / staff offices, and common spaces that foster an engaging learning environment for undergraduates, graduates, and faculty alike. The layout includes multipurpose educational spaces on the second to fourth floors, allowing seamless integration of lab and classroom experiences. 🌊 With a commitment to resilience, the building is constructed three feet above the floodplain and designed to withstand hurricane conditions, ensuring safety and durability. 🏗️ Scheduled to open in 2025, the CHP building will be pivotal in accommodating the growing enrollment in key programs. Construction of the U.S. Naval Research Laboratory’s 5 MW CHP plant continues. Project updates: ◾ Steel has been erected for exhaust breeching, turbine enclosure ventilation, platforms, ladders, and stairs ◾ Concrete paving around equipment has been placed ◾ The gas utility’s service line was connected ◾ Electrical equipment is being installed, including Plant Control System panel, starters, and power panels ◾ Equipment piping connections are ongoing ◾ Feedwater pumps will be set in the coming weeks In the coming months, power and control wiring will occur, and temporary power will be connected for initial startups and commissioning. Introducing Gadsden + Greene, a new off-campus housing development for second, third, and fourth-year students at the University of South Carolina. With the final piece of precast set earlier this month, the multi-use, total precast complex is set to open in fall 2025. The 11-story, 778,000 SF building will feature apartment-style beds, each with its own bathroom, alongside retail space, a resort-style pool, parking, and leasing areas for USC’s Columbia campus. Given the limited on-campus housing for upperclassmen, Gadsden + Greene aims to provide a much-needed solution, fostering a vibrant student community in a prime location. The 737 Gadsden Street project is being provided by the USC Development Foundation, exclusively for USC students. On behalf of our client Harvard University Housing and Real Estate (HUHRE), Northstar is pleased to share an important milestone at 100 South Campus Drive, a project that will bring 276 apartment units, a 75-space below-grade parking garage, and several amenity spaces for university-affiliates to the Allston neighborhood of Boston. The project recently achieved Passive House precertification through Phius, a key component of HUHRE and the project team’s commitment to sustainability. PHIUS sets a rigorous standard for energy efficiency, comfort, and sustainability in buildings. It focuses on minimizing energy consumption through continuous insulation, airtight construction, high-performance windows, and mechanical ventilation systems. Precertification is an important milestone in this process, indicating that the design has undergone a thorough review and meets the stringent PHIUS energy performance criteria. Achieving this milestone demonstrates that the project design is on track and will facilitate full certification once completed and verified. Announcing the grand opening of the Albert Simons Center for the Arts! After a three-year, multi-million-dollar renovation, the College of Charleston now boasts a modern facility complete with a black box theatre, expansive studios, enhanced performance support areas, new computer, and theatre design labs, and more. This long-anticipated renovation has led to a stunning facility, perfectly tailored to accommodate current and future programming needs. RMF has enjoyed being a part of this transformative project, providing engineering design, which also included a new CEP located on the 3rd floor that will serve the newly renovated Simons Center and adjacent buildings. Constructed in 1979, the original four-story structure, spanning 85,000 square feet, served as a fine arts center for a then 5,000-student college. In 2009, The Marion and Wayland H. Cato Jr. Center for the Arts marked the expansion of this arts center, strategically located at the southeast junction of Calhoun and St. Philip streets. The Simons Center has consistently remained a significant cornerstone in the artistic tapestry of Charleston since its establishment and will now carry on this tradition for many more decades with more grandeur and functionality. Last Friday, St. John's College in Annapolis, MD celebrated the grand opening of its new college bookstore, Edensword Hall. The special occasion coincided with Homecoming and included President Nora Demleitner, Mayor Gavin Buckley, other esteemed guests, and members of the project team who brought the transformation to life. RMF contributed to this project by providing building MEP engineering in collaboration with ABSarchitects. The complete renovation now offers updated and accessible student residence rooms, and a vibrant new home for the iconic St. John’s College Bookstore and The Annapolis Cup Café.
