As part of implementing our new operations model, we identified key Shelter team members to lead each department. Sydney Newville joined Shelter Corporation in 2022 as a Real Estate Manager, gaining valuable experience working with market-rate, Tax Credit, Bond, and Section 8 properties. She later transitioned to a Roving Manager, assisting with lease-ups and new property acquisitions. Today, Sydney is our Customer Relationship Manager, heading the Resident Relations Department. Her team is the first point of contact for customer service across our Minnesota portfolio, directly addressing resident concerns and working to ensure timely resolutions. We want Shelter Corporation to be the property management company of choice for owners and residents, which means that we need to find a new way to better care for them. Our Minnesota maintenance technicians gathered at our corporate headquarters this summer for HVAC and low-voltage training. Our Vice President of Maintenance, Chadd Romanowicz, guided the team through the circuitry of these units and provided hands-on training in troubleshooting. The training session included two actual units in the classroom to provide a visual learning tool that allowed the team to solidify the learning process. Our vendors provided some nice swag for the technicians, and we gave an A/C Manifold Gauge Set to one of the technicians to use on the job. This training not only helped the technicians understand how to approach a nonoperational condenser, but it also helped them understand the circuitry of other low-voltage appliances and how to troubleshoot when issues arise. Expanding the skill sets of our technicians enables them to handle more situations in-house, resulting in less downtime for residents and reduced property costs associated with expensive third-party vendors. #propertymanagment #training #maintenancetraining #bestteam

Managing rental housing used to be straightforward: sign a lease, hand over the keys, collect rent, and repeat. But with the introduction of affordable housing, things became more complex—additional paperwork, more inspections, plus competing priorities have turned what was once a simple process into a time-consuming challenge. Recognizing the strain this was placing on our team, we decided to rethink our approach to better leverage our employees' strengths and increase efficiency across our properties. After thorough analysis, we developed and recently launched our Strength-Based Management Model. In this new model, we've assessed our team and identified four key areas of expertise within property management: Leasing, Resident Relations, Business Operations, and Compliance. We're now restructuring our Minnesota operations teams into these specialized departments. This change aims to improve residents' easy access to customer service and enhance their experience by providing quicker, more accurate responses to their needs. With staff members focused on their areas of strength, they can deliver deeper expertise, faster service, and better support for our residents while maintaining a better work-life balance for themselves. #propertymanagement #strengthbasedmanagement

Yesterday, our Minnesota Team had the incredible opportunity to volunteer at Feed My Starving Children, while our Florida Team volunteered at Feeding Tampa Bay. This experience strengthened our bond and allowed us to contribute to the causes we care about. Working together to pack nutritious meals for children in need around the world was both humbling and inspiring. Everyone's energy and enthusiasm were contagious, and seeing our team united in the spirit of giving back was heartwarming. The major takeaway from the day was Teamwork. Collaborating on this project reminded us of the power of working together towards a common goal. Earlier this spring, Shelter welcomed Chadd Romanowicz to the team as Vice President of Maintenance. This was a critical hire for Shelter Corporation to uphold operational excellence for our owners. Chadd has had an immediate impact on the business, and it coincided with the implementation of our maintenance software, UpKeep. This software improves the visibility of maintenance needs at our properties and better documentation of what was done to resolve the situation. In comparison to the same time last year (Mar 11 – May 11), we have 260% more work orders captured and completed electronically. This increase in data capture will enable us to better staff and deploy our maintenance teams, ensuring they consistently meet our high standards. It's important to note that this surge doesn't imply a change in the quantity of work undertaken but rather a substantial improvement in the comprehensiveness of the documentation and insight into what needed to be maintained and why.
