    Proactive Steps for Property Managers: Preparing for HB 837 / Florida Statute 768.0706 Compliance. As part of our ongoing commitment to support property managers in Florida, Signal has been conducting numerous assessments to ensure compliance with HB 837 / Florida Statute 768.0706. These assessments are critical for properties to meet safety and security requirements, and achieving substantial compliance from the outset can significantly streamline the process. During our assessments, there are certain common areas of improvement that property managers can address before we arrive on-site. By proactively preparing in these key areas, property managers can ensure a smoother assessment and increase the likelihood of meeting compliance standards. Here are some of the most important steps to take: Ensure All Lighting Is Functional One of the most frequent issues we encounter is non-operational lighting. It's crucial that all exterior and pathway lighting functions properly and remains unobstructed by trees, shrubs, or other blockages. Adequate lighting plays a significant role in both safety and crime deterrence. Install Cameras at Entrances and Exits A reliable camera system is essential for compliance. Property managers should ensure that cameras are installed at all major property entrances and exits. This placement helps monitor access points and enhances the overall security of the property. Maintain a 30-Day Camera Footage Retention It's not enough to simply have cameras in place; the system must also be fully operational. Ensure that the camera system records and stores footage for at least 30 days and that the footage is easily retrievable in case it’s needed for review. Trim Shrubbery and Bushes Overgrown landscaping can hinder security. To maximize visibility and minimize concealment opportunities, bushes should be trimmed down to a height of 2 to 3 feet, and tree canopies should be raised to a height of 6 feet. These adjustments enhance sightlines and prevent hidden areas that could pose a risk. Remove Excessive Litter A clean, well-maintained property sends a strong message to residents and visitors alike. Excessive litter not only impacts the appearance but can also attract unwanted activity. Regularly remove debris from the property grounds and perimeter to present a safe and welcoming environment. By taking these steps before Signal conducts its assessment, property managers can enhance the safety and security of their properties and more easily achieve substantial compliance with HB 837 / Florida Statute 768.0706.
