Value-Add investment deals are the perfect strategy for investors who seek rapid or accelerated capital growth, often accompanied with a early return of capital. This investment strategy requires a deep knowledge of renovation knowledge, strategic planning, and daily oversight by their operators. Value-add properties often have little to no cash flow at acquisition but have the potential to produce a tremendous amount of cash flow once the net operating income has been increased. These buildings often have occupancy issues, management problems, deferred maintenance, or a combination of all three. Value-add investments tend to generate annual returns between 13% and 15%. How I turned a $50K investment into $645K worth of additional value…👀 The use of value-add activities to force appreciation is an effective investing strategy, but it doesn't always mean what you think. Most people think the only way to do this is by spending lots of money fully renovating dozens of units. But, there are often ways to increase value that don’t take a ton of money out of your pocket. One just needs to be strategic and determine what improvements will provide the biggest bang for your buck. Example 👇: We recently purchased a 43-unit apartment community in Greenville, SC. It was a newer 2006-built property, so the interiors did not need significant upgrades. So, how did we increase value so quickly? Listen up! The units were built with washer-dryer hookups for stacked units, but the prior owner did not provide the actual washer-dryer unit to the residents. In our experience, few tenants, if any, own stacked washer-dryer units or want to buy them. We've all, at one time or another, used public laundromats to do our laundry - it's time-consuming, expensive, and basically a real drag. We knew our residents would love to have their own built-in laundry facilities in their homes…and that’s exactly what we gave them. And the best part? They would happily pay more rent for the convenience and cost savings. Everyone wins. So, we installed 43 stacked washer-dryers into the units. Now for the math: The cost was $1,200 per unit x 43 units = $51,600. We increased rent by $75 per month once installed. $75 x 12 months x 43 units = $38,700 increase in annual income. Divide that by a market cap of 6%, and it yields an increase in value of $645,000! Bingo, bango, abracadabra! 📈 We turned $51,600 into $645,000, increasing the equity in the property by almost $600,000.
