The self-storage industry, as we know it today, began in the US in the late 1960s and naturally catered to baby boomers. Millennials and Gen-Z now account for over 50% of self storage renters and use storage differently than older generations. For Millennials and Gen-Z, storage is an extension of the home, providing extra space as residences become smaller. The younger generations are known to pick up skis or switch out furniture, clothes, or children's toys several times a month. On the flip side, Boomers seldom visit their mementos or keepsakes inherited from previous generations. I find this fascinating because: 1) online payments are still a hot topic in the self storage industry (HELLO?! It's 2024!), and 2) there's a stark mismatch between what the majority of Millennials / Gen-Z want and prefer vs. the common self storage experience today. I spent the first half of my career on the ownership, investment, and development side of the commercial real estate industry at PGIM Real Estate and L&L Holding Company. A key variable I focused on in my work was rent, and rents didn't move too much or too often. It wasn't until starting Stuf Storage that I learned about dynamic pricing, pricing strategies, discounts / promotions, and more (I'm still learning). It was a steep learning curve. The way it works in self storage looks more similar to hotels and airlines. It gives us flexibility to optimize revenue across all our locations and effectively means our revenue goes up (not down) when managed appropriately. Our landlord partners benefit from this dynamic because we share revenue with landlords in all our leases. I'm fascinated by AI and how quickly it has shifted the cultural zeitgeist. Faster. Cheaper. Real or fake, doesn't matter. Efficiency and automation > humanity and nuance. Privacy? Technological fear mongering. It feels like this shift happened within a year, or perhaps I'm just catching up. And this sounds like a critique, but it's not. While I don't want AI ruling my personal life, it is quickly becoming core to our business. At Stuf, we're currently applying or experimenting with several AI tools to support sales enablement and training, security / access monitoring, software development, tech monitoring and QA, collections, and day-to-day ops.
