Maintenance accessibility is an important consideration when reviewing systems and equipment. In this new school construction, the project team identified that many of the AHU’s coil piping and valves were below the roofline. The mechanical contractor proactively modified and raised the piping and fittings so all components could be maintained from the doghouse without needing to go to the floor below. #commissioning #buildingcommissioning

Sound, sight, touch, and sometimes smell (But thankfully not taste) are used during commissioning to get an understanding of how building systems are operating. Adjustments were made to this cabinet unit heater as a result of commissioning issues discovered during functional testing, but the coils had not been opened since, causing a pocket of air within the coil and the hydronic system as a whole until the air gets to the air separator in the mechanical room. #commissioning #buildingcommissioning #functionaltesting

Commissioning site visits help our teams confirm there are no deficiencies on general mechanical, electrical, plumbing or envelope installations. Sometimes, this involves tracing piping from boilers, heat pumps, and domestic water heaters to the equipment they serve - AHUs, RTUs, CUHs, fixtures, etc. Pipe tracing helps the CxA confirm all piping components have been installed, all pipe runs have been orientated correctly, all sensors, valves and gauges have been installed where needed and general issues such as damage or improper support are found. #commissioning #buildingcommissioning

Successful commissioning of mechanical, electrical, and plumbing systems requires early and frequent coordination with the construction manager and installing contractors. Through this on-site collaboration, SES often witnesses the building 'coming out of the ground.' This exciting phase signals the approaching intensive MEP work. Pictured are multiple projects that SES is currently commissioning, each at various stages of development. During seasonal deferred testing, SES investigated a renovated fitness room that consistently dropped below 60°F in the mornings. The HVAC system and controls were operating as designed, yet the space couldn't maintain temperature. The issue? An uninsulated CMU block wall from the existing structure.
