I got an ❗ important ❗ email from Jordan Lester, CCIM, MBA at SVN Cornerstone today. Apparently, the City of Spokane (Washington, of course 🤦♂️) decided that every multi-family landlord needed to "register" their units for rent with the City. This "registration" is an annual license fee PLUS an annual fee *per unit*. This is a great example of why Landlords much prefer Idaho real estate. Overreaching regulation and red tape is killing America, and it needs to stop. Speak up. Use your voice and your votes. Stop the insanity. On August 19, 2024, the Democratic National Committee released its 2024 Platform. It calls for the full repeal of 1031 Exchanges incorrectly referring to them as a tax loophole for the rich. It would be like moving a stock in your portfolio to a new stock, selling one and buying another simultaneously. You might not do so if you had to pay tax each time, which would dramatically slow trade. We need to educate both parties who have tried to repeal 1031. Help educate Congress by sending a letter to your Representative and Senators. 1031 EXCHANGES: IMPACT & IMPORTANCE 1031 Exchanges allow a seller to defer paying capital gains taxes by reinvesting in new properties of equal or greater value. 20%-40% of all commercial sales and numerous residential transactions involve a 1031 Exchange, particularly for residential rentals, multifamily, and agricultural land sales. Oftentimes this means multiple sales that either directly or indirectly involve your operations and businesses. Repeal of Section 1031 would affect all of our business.
