    Almost two years ago a friend of Clayton Idle's became the Asset Manager of two Class B office buildings in East Ft. Lauderdale.   Total square footage between the two buildings is 73,858 SF.   The buildings were in rough shape with tons of deferred maintenance.   The asset manager had a property management company ready to go but needed a good leasing broker to renew tenants and attract new tenants to the building so he hired Clayton to take on the tough project.   The tenants were all on short-term leases that were way under market rents and not too happy with how the prior leasing and management company treated them.   We came up with a strategy to meet with all the tenants to introduce ourselves as the new team in place that would treat them much better and our plan to update both buildings.   We also had to explain to all the tenants that we were going to be spending lots of money updating the common areas and their suites if they needed it, but rents were going up 20-30% and everyone would need to renew on 3-5 terms.   It wasn’t an easy task, but after several conversations, the tenants realized we weren’t just telling them what they wanted to hear, but we were putting our plan into action!   Over the course of the next 18 months, we were successfully able to renew most tenants at market rate on 3-5 terms and we were able to attract new tenants to the building.   Most importantly we had glowing remarks from the tenants on how happy they now were and proud to be in the buildings.   Both buildings are now 100% leased!   We at Tortoise Realty Group love taking on projects like these for our clients!   If you’re a commercial building owner in South Florida, we would love to help you maximize your ROI on your property!   This is what our client had to say:   “Clayton did a great job taking the leasing over for two older Class B office buildings that I recently was assigned to manage in East Ft.     From Image to Reality Last year one of Clayton Idle's clients wanted to expand their diagnostic imaging business into the Naples market.   After an extensive search and lots of negotiating back and forth, Clayton was able to find the perfect spot and secure a great long-term lease!   They ended up taking just over 3,000 SF of space delivered in grey shell condition.   After permits and the buildout, Encore Imaging has a beautiful new medical office space that’s already thriving in the great Naples market!!
